What this job involves: The BAS Console Operator plays a crucial role in maintaining optimal building operations by continuously monitoring multiple building automation system computers. Their primary responsibility is to ensure that systems operate within specified parameters, including temperature, humidity, static pressure, and amperage. When deviations occur, the operator must swiftly implement documented procedures to safeguard equipment, personnel, and research integrity. Additionally, they monitor for energy efficiency and oversee other site-specific systems, such as fire monitoring and research-oriented systems like the Edstrom System for vivarium environments. The role also involves assisting electrical, mechanical, and control system technicians in troubleshooting equipment issues, making it an essential position for maintaining seamless facility operations and supporting research activities.

What your day-to-day will look like:

System Monitoring

The console operator monitors the alarm status of various automation systems as specific to the site. These systems typically include: BAS (JCI, Siemens, Honeywell etc.), Fire Systems (such as Notifier) and research related systems such as Edstrom.When an automation system alarms the console operator takes a documented approach to resolving the problem. This documented approach is managed via SOPs and OIs. The approach can include trending and troubleshooting from the BAS console, stroking of dampers and actuators, calling a technician or mechanic for an emergency type call, overriding a point and completing change control mechanisms etc.The console operator will enter work orders related to system and equipment problems into Maximo and coordinate with work order execution personnel.

Reports and Trending

Review various trends and reports for training and experience.Coordinate with BAS engineer for specific report responsibilities.Analyze typical trends such as OA vs. AHU discharge temperature and static pressure by AHU.Monitor reports on points in override or alarm.Develop custom reports once familiar with specific systems.

Point Source for all M&O Related Calls

Interfacing with BAS technicians and mechanics working on various systems. monitored/controlled by the BAS.Interfacing with the sites BAS engineer and other facilities management regarding site and equipment conditions.Primary liaison for facilities related FSC calls.Routing of alarms that the BAS Monitors but does not control.Maintaining change control documentation.

Work Order System

Proficiency in using Computerized Maintenance Management Systems (CMMS), particularly eWorkOrder.Experience in entering and managing work orders related to system and equipment issues.Ability to provide detailed and accurate information in work orders to assist technicians.

Digital Logbook

The console operator is required to maintain a logbook detailing all alarms and critical activities that occurred on his/her shift. This logbook may be either electronic or hard bound.

Work Schedule: Monday through Friday, 7AM-3:30PM

Desired or preferred experience and technical skills:

Strong knowledge of building automation systems (BAS), particularly Siemens, Honeywell, and Johnson Controls (JCI) platforms.Proficiency in monitoring and interpreting HVAC system parameters (temperature, humidity, static pressure, amperage).Proficiency in Microsoft Excel and Word.Basic understanding of automation system architecture.Ability to remain calm under pressure and handle multiple tasks simultaneously.Quick learner with adaptability to new technologies and processes.Experience in conducting virtual tours of facilities.Familiarity with fume hood alarm systems (for applicable sites).Understanding of energy-saving opportunities in building operations.

Required Skills and Experience:

A general understanding of building automation systems with emphasis on Siemens, Honeywell and JCI.Knowledge of basic HVAC equipment and how it is controlled and alarmed in an industrial/commercial environment.A working knowledge and understanding of automation system architecture (head end vs. local controllers and the overall bus/communication architecture)Detailed knowledge and experience working with Excel and Word software programs.Ability to effectively communicate with maintenance personnel, maintenance professionals as well as external client groups.Ability to remain calm and in control when multiple alarm situations arise.Ability to learn new concepts and ideas quickly.Must have strong written and verbal communications skills to effectively communicate with all customers. Basic knowledge of Excel and Word software programs.

Estimated total compensation for this position:

65,000.00 – 75,000.00 USD per year

The total compensation range is an estimate and not guaranteed. An employment offer is based on an applicant's education, experience, skills, abilities, geographic location, internal equity and alignment with market data .
