The Construction Coordinator will conduct training for new and existing employees, spearhead vendor search and onboarding, and manage post-construction work orders. The Construction Coordinator will work with multiple projects, project managers and cross-functional teams to ensure that the project goals and objectives are met.
\n\nKey Responsibilities:
\n\n\nVendor Coordination:\n\nSearch for, and schedule site walks with subcontractors, suppliers, vendors, and project managers for projects.\nSend bid packages and requests for proposals to vendors for pricing. \nSend vendor onboarding packets to new subcontractors and manage collection of documents. Escalate non-responsive vendors to Project Manager and leadership.\n\n\n\nNew Project Setup and Standard Operating Procedures:\n\nCreate new projects in ERP System, Procore.\nAssign construction project team members to new projects as directed by leadership. \nInactivate projects upon closeout and ensure all post-construction tasks are complete and all open items are closed.\n\n\n\nPost-Construction Work Orders:\n\nDocument and track warranty tasks relevant to each work order. \nResponsible for managing nation-wide warranty-related work orders from request to completion utilizing Procore and spreadsheet tracking. \nResponsible for prompt and frequent communication and responses with homeowners and/or community managers related to open work orders. \nCollaborate with Project team on warrantable and non-warrantable construction items and associated warranty expiration dates. \nResponsible for vendor search and onboarding related to warranty work orders.\nParticipate in job closeout meetings and knowledge transfer from project team.\nResponsible for reviewing and validating invoices related to warranty repairs.\n\n\n\nPermitting:\n\nManage full lifecycle of permit(s) for all projects.\nResearch permit and inspection needs based on specific City, County, and/or State requirements.\nDocument permit and inspection requirements in LHR permit questionnaire form. \nApply for permits for residential and construction projects along with any required submittals such as blueprints, tax and demo forms, scope of work, etc.\nEnsure permits have received final inspection and have been closed out. \n\n\n\nEmergency On Call Rotation:\n\nLHR has a 3rd party emergency call service which Associa communities can contact in the case of an emergency. LHR employees take monthly rotations to be on-call 24/7 to respond to emergency messages.\nManage the emergency call system and communicate LHR’s monthly rotation changes to new team rotation for the upcoming month. \nProactively monitor if employees have time off and adjust the on-call team accordingly.\n\n\n RequirementsQualifications
\n\nMinimum 5 years work experience in related field, preferably in multi-family residential construction. \nTravel may be required up to 10% of the time.\nExceptional skills in listening, communication, conflict resolution, and negotiation.\nFollow up and follow through to deliver outstanding service. \nExcellent time management, organizational, and scheduling skills.\nExperience working in an environment with rapidly shifting priorities, demands and timelines. \nMust be familiar with phases of construction and building components. \nProficiency with ERP systems, such as Procore. \nAbility to read and understand Xactimate estimates. \nProficient in Microsoft Excel, Word, Outlook, and Adobe. \n\n
