Summary
The Construction Manager is responsible for the day-to-day stewardship of construction projects. The Construction Manager establishes procedures, paper tools and lines of communication to monitor the progress of construction. The Construction manager also develops and implements construction standards, specifications and methods of contracting. It is a position of high responsibility and pressure that requires an individual with keen analytical skills, negotiating savvy, precise coordination and detailed documentation, while at the same time achieving maximum efficiency while outside the office.
Essential Duties and Responsibilities include the following. Other duties may be assigned.
+ Develops and manages relationships between construction division and property management, tenants, contractors, administration, accounting and executive management
+ Develops preliminary estimates on buildings including hard and direct soft costs
+ Helps to establish the construction budget
+ Develops preliminary project master schedule
+ Inspects potential properties, completes an inspection checklist and reports to Project Development team
+ Research design parameters based on requirements of local codes, moderate rehabilitation and historic review, including coordinating input from Property Management on long-term maintenance issues
+ Identify areas of negotiation and/or waiver with local agencies
+ Develops standards and outlines specifications compatible with budgets. Conduct value engineering for alternative materials and methods
+ Recommends the feasibility of new construction and rehabilitation projects.
+ Coordinates the development of detailed specifications along with architects and contractors and prepares bid documentation
+ Prepares preliminary construction estimate and construction schedule
+ Coordinate approvals, inspections and contract work with government agencies and utilities
+ Researches track record, qualifications and references of construction team members and recommends to executive management the selection of members of the construction team
+ Coordinates the execution of construction documents, including the inclusion of all attachments
+ Develops and implements cost control system, reporting procedures, contingency and “damage control”
+ Coordinates with Project Development staff to resolve unexpected expenditure related issues.
+ Monitors construction work by contractors, attends project progress meetings, negotiates and authorizes draws in relation to construction progress.
+ Keeps detailed accounting of construction expenditures.
+ Coordinates with Property Management for relocations and marketing issues.
+ Prepares and oversees punch list and follow.
+ Perform post-construction evaluation, including the facilitation of the Certificate of Occupancy, final close out and turn over to Property Management.
+ Responsible for managing professional trades
Supervisory Responsibilities
The job has supervisory responsibilities overseeing job superintendents and other additional staff. During the construction period of projects, will work hand-in-hand with the Project Manager to resolve issues that arise during construction. Carries out coordinating responsibilities in accordance with job duties, organization’s policies and applicable laws. Responsibilities may include participation in planning, assigning, and directing work.

Education and/or Experience
Bachelor's degree (B. A.) from a four-year college or university in architecture, design or related field and two years’ experience in a construction related field; or equivalent combination of education and experience. Extensive knowledge of major construction systems is preferred.
Wage
$100K - $128K per year DOE
