Construction Project Manager

The role of the Construction Project Manager in Data Center Delivery requires interpersonal, communication, leadership and organizational skills, ability to self-direct, demonstrated background in construction, engineering, controls, and operational requirements and an emphasis on project/construction management, datacenter lease market experience, client representation, and project level services. This role directly drives and provides oversight of the tactical delivery of data center projects within their portfolio.
The Construction Project Manager is ultimately responsible for the complete project delivery of the Campus projects to the expectations of Safety, Quality, Predictable Cost and Schedule and Risk Management. The Site Construction Manager is responsible for ensuring that the projects meet guidelines and standards, which may be adjusted from time-to-time based on best practices and lessons learned drawn from previous projects as well as industry changing best practice.
The Construction Project Manager is responsible and accountable for managing the delivery of projects, aligns team objectives, business processes, General Contractor (GC) and vendor management strategies, and cross-group collaboration efforts with the project strategy. This will result in effective customer relationship management and efficiency in cost management and project delivery.
The Construction Project Manager will be a relentless advocate for managing safe delivery of the project at the quality expectations. The Construction Project Manager will also collaborate with Security, IT, Legal, Project Engineering, Business Risk Management, and other internal groups to maintain the corporate vision and goals for the Project.
In addition, this position will be responsible for coordinating and reviewing contractor/vendor performance related to cash flow and budget summaries and will clarify those reports in presentations to the delivery and executive chain. Other responsibilities include oversight and project controls, Project Expenditure Request (PER), Professional Services Request, Change Orders, Pay Applications, etc. Additional tasks include partner engagement, as well as participation in communications plans, and community involvement with support from Data Center Operations (DCOPs), Real Estate Services, Data Center Services, and Corporate Communications teams.
Responsibilities
Accountability:
Responsible for Leadership of Safety, Quality and predictable delivery to meet the business need date and cost expectations.
Responsible for project delivery at the campus and oversight of project teams on those projects, including developing, managing, and reporting on safety, quality, scope, schedule, and budget.
Responsible for performing site walks every day of your assigned projects, and tracking projects progress on schedule, quality and safety, including being accountable for holding contracted vendors accountable to their contracted deliverables.
Direct fiscal responsibility for the approved project budget.
Lead collaboratively with all functions, partners and stakeholders in support of the project delivery and schedule milestones
Business Processes:
Collaboratively participate with Engineering, Procurement and Construction (EPC) partners in the selection, contracting, and integration of multiple vendors and internal partners.
General Contractor and vendor performance along with their integration with internal partners to ensure on-time and on budget project delivery.
Drive deployment of solutions that can be socialized globally across EPC projects
Facilitate decision-making to drive solutions, schedules, and manage change as required
Apply influence, strategies, and negotiation skills to identify options and recommend solutions to meet project delivery expectations.
Communication:
Regularly reviews cost and Key Performance Indicator metrics, invoices, process/policy communications to client partners
Provide project single point of contact for project development and delivery
Coordinate meetings and activities of vendors, cost managers, and integration of lessons learned
Attend scheduled owner/architect/contractor (OAC) and other project meetings, and report as necessary
Report Project Progress on scope, schedule, and budget weekly or as required.
Provide weekly project status reporting to DCD standards
Vendor Management and contract compliance:
Provide Vendor (contractor) oversight and performance management
Preparation of Request for Proposal (RFPs), PERs, and other project approval tools & templates
Review and approval of vendor scope of work, and design review of site and building plans
Validate vendor pay-application and invoice review and approval
Manage compliance with prior audit results and recommendations.
