The Construction Project Manager (Engineering) oversees the organization, scheduling, budgeting, contracting, and all civil/site work for each assigned project. Responsible for planning, directing, and coordinating activities concerned earthmoving, paving, underground utilities, general sitework, and civil engineering with team members.

What are the responsibilities of a Construction Project Manager:

Request and process all RFI and submittals necessary to permit and contract projects. Research and identify qualified trades and suppliers to bid on construction projects. Perform detailed analyses of bids and create spreadsheets in accordance with business needs and policy. Review project plans, specifications, and prior bids for potential conflicts and coordinate changes and updates with civil engineer. Write and negotiate contracts with suppliers and trades. Monitor and manage contractors’ pace to ensure they complete the job by the project deadline. Monitor and follow up on requests for information, change order requests, time extension requests, and contractor progress schedules. Write detailed lists of material needed for projects, estimating quantities needed (if applicable, based on location). Verification of all lien waivers, sworn statements, pay apps, invoice approvals, accuracy of billings, all work complete prior to release of payments (if applicable, based on location). Track budgets and generate monthly reports. Work directly with superintendents to help resolve any escalated issues on-site with contractors or suppliers. Assist on-site Superintendent in managing trades for quality work and performance pursuant to the contracts. Assist on-site superintendents to set up weekly jobsite meetings to help facilitate workflow. Approve subcontractor invoices in Yardi. Ensures receipts/expense reports are coded and turned into accounting (if applicable, based on location). Participates in property management and team progress meetings on a regular basis (if applicable, based on location). Coordinate with local utility companies for design and installation of utilities. Coordinate construction material testing and construction staking activities.

Leader Responsibilities:

Act as a positive advocate of the organization’s strategic direction and initiatives, holding the team accountable to displaying the organization’s mission, vision, and values. Lead and take ownership of team goals and performance by providing direction and oversight to team members, planning, and evaluating the team’s activities and deliverables. Lead engagement of the team, including participation in action planning related to regular team member engagement surveys. Accomplish results by communicating expectations, planning, monitoring, and appraising performance of team members. Develop, coordinate, and implement systems, policies, procedures, and productivity standards throughout the team.

What are the role requirements:

Bachelor’s degree in construction management, civil engineering, or related field is preferred. Ability to analyze markets and negotiate favorable contracts. Extensive experience in multi-family construction is strongly preferred. Ability to write advanced construction schedules using Microsoft Excel and Microsoft Project is required. Proficient utilizing AutoCAD and Microsoft Office. Knowledgeable in materials and installation techniques used in sitework construction. Physically capable of performing construction site inspections. Land development experience is a plus. Experience using Yardi Voyager or related property management software is preferred. Ability to be organized, detail-oriented, and to work effectively in a fast-paced environment. Ability to work cooperatively and respectfully with others. Must possess exceptional organizational and time-management skills, including the ability to balance and prioritize simultaneous projects and tasks. Strong written and verbal communication skills are required. Must present the ability to execute job duties under stressful circumstances such as last-minute deadlines or other difficult situations. Must be willing to travel to various locations via private or public air transportation and locations within driving distance via car. Regular attendance, work ethic and strong interpersonal skills are required for success in this position. Must have a valid driver’s license and reliable transportation.
