Job Summary
A Construction Manager (CM) will oversee a portfolio of construction/new development projects including ground-up construction, expansions, and redevelopment of existing properties. The CM will report directly to the Director of Construction & Property Development and collaborate with internal real estate professionals, operations partners, and outsourced development consultants/project managers. The CM will contribute to multiple phases of development from initial feasibility through completion of construction. The CM should expect to travel to other markets and job sites for project follow-up and coaching. The primary area of construction will be Southern California and parts of Hawaii but is contingent on market demands. The CM will be expected to report at least twice weekly to the regional office in Lake Forest, CA.
Primary Responsibilities
The CM oversees a portfolio of projects in a geographic region. The CM will directly manage the General Contractor hired to complete construction and all design team members for each project. The CM will work with all local jurisdictions to obtain any necessary entitlements and permits needed to progress the project. There may be times when the CM will leverage outsourced project managers and development consultants for project management. The following duties are expected:
Oversee a portfolio of Construction/Development projects, including partnering with outsourced project managers and development consultants.
Oversee project execution. This includes planning, scoping, budgeting, and scheduling.
Develop project strategies and monitor scope, schedule (Gantt chart with highlighted critical path), cost, budget control, quality, communication, risk management, procurement, stakeholder engagement, financial approvals, and reporting.
Provide detailed drawing reviews and identify value engineering opportunities.
Manage the external design team (architects, engineers, and consultants).
Communicate directly with local jurisdictions to obtain all entitlements and permits.
Establish list of qualified General Contractors, Architects, and Engineers for different project markets.
Provide reporting for portfolio of projects.
Serve as the primary point of contact for escalations and provide technical advice to resolve problems.
Transfer deliverables between project phases for smooth transition - e.g. Initial feasibility approval, Entitlement, Real Estate Committee approval, Construction, Transition to operations team, Project Closeout.
Job Specifications
Understanding of project management fundamentals, principles, and tools.
Proficient in reading/interpreting construction drawings and specifications with ability to analyze and make correct design and construction decisions.
Ability to read, analyze, interpret and understand zoning codes, building codes, technical procedures, and governmental regulations.
Ability to communicate with and respond to corporate personnel (Operations, Facilities, Asset Management), outside managers/consultants, and government agencies.
Experience in multiple markets is desired. These markets include: Southern California, Hawaii, and Southwestern States.
Proficient in Microsoft Outlook, Excel, Word, Project, OneNote, PowerPoint, web-based productivity tools
Experience with Procore or other similar Construction Management Software.
Project Management Professional Certification or Business Process Management Certification preferred.
Ability to drive and fly to projects.
Overnight Travel required - approx. 50%
Education and Experience
8-10 years of related professional experience and/or training, which includes construction management, engineering, architecture, or real estate development (including entitlements and ground up construction/development).
Bachelor’s degree in Construction Management, Engineering, Architecture, or Business Management
Experience in self-storage construction industry is preferred (or similar experience in multi-story construction projects). This includes entitling, developing, designing, or constructing new buildings.
Experience managing a high volume of concurrent projects that range from $3M - $45M.
Working Conditions/Physical Demands
The physical demands described below are representative of those that must be met by an employee to successfully perform the essential functions of this job. Construction Managers will be required to work in an office setting (50%) and tour active construction sites (50%). The Construction Manager will be driving and flying to project sites.
Must be comfortable sitting in front of a computer or on an airplane for long periods of time.
Must walk moderate distances on uneven terrain.
Must climb, balance, stoop, kneel, or crouch.
Occasionally lift and/or move up to 50 pounds.
Must use both hands to handle/feel and reach with hands/arms.
Must be able to talk and hear (in person, on phone, and on video conferences).
Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus.
Must climb a ladder and walk on a roof.
