Contract Manager
As a member of the company’s Procurement team, the Contract Manager is responsible for the full lifecycle management of contracts within the Procurement department, ensuring compliance, mitigating risk, and maximizing value for the company. This role collaborates closely with internal stakeholders in Legal, Finance, and Operations, in addition to external vendors to negotiate, draft, review, and execute a wide range of contracts, including construction, professional services, equipment procurement, and building maintenance agreements. Duties: Contract Negotiation and Drafting + Partner with the Procurement Manager on contract negotiations to align agreements with company objectives and risk tolerance + Draft, review, and redline contracts, incorporating appropriate legal and commercial terms + Collaborate with legal counsel to address complex legal and contractual issues Contract Lifecycle Management + Track and manage key contract milestones (e.g., start, renewal, and termination dates) to ensure timely renewals or amendments + Monitor contract performance and identify potential issues or breaches + Manage contract amendments and ensure proper documentation + Maintain and optimize the contract templates and workflow within the Contract Lifecycle Management (CLM) platform Risk Mitigation + Identify and assess contractual risks and develop mitigation strategies + Ensure compliance with relevant laws, regulations, and industry best practices + Conduct regular contract audits to ensure compliance and identify areas for improvement Stakeholder Management + Build and maintain strong relationships with internal stakeholders across departments, including Legal, Finance, Operations, Business Development + Communicate contract terms, conditions, and related information effectively and accurately to stakeholders and all relevant parties + Hold all stakeholders accountable for turnaround times on contract processing Continuous Improvement + Identify opportunities to improve contract processes and workflows + Stay informed of industry trends and best practices in contract management + Develop and implement contract management policies and procedures + Build out functionality within the CLM platform to streamline the contract process + Promote and demonstrate the behaviors consistent with CoreSite’s culture and Core Values Requirements Knowledge, Skills & Abilities: + Ability to thrive in a hybrid work environment that consists of at least two onsite days per week from the company’s downtown Denver headquarters + Flexibility to travel up to 10%, with the potential for increased travel or in-office presence as business needs evolve + Solid understanding of contract law principles, legal terminology, and efficient document control and retention processes + High level of proficiency in Microsoft Office Suite, including Word, Excel, PowerPoint, and Outlook + Experience with CLM platforms, including the ability to manage workflows, track key contract milestones, and optimize contract processes + Excellent negotiation, written, and verbal communication skills + Strong analytical and problem-solving skills + Highly organized with exceptional attention to detail and the ability to work both independently and collaboratively as part of a team + Demonstrates a high degree of integrity, professionalism, and a commitment to ethical practices Education/Experience: + Bachelor's degree in Law, Business Administration, or a related field + 3+ years of contract management experience, preferably within the real estate or data center industry Physical Demands: The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. This role is also eligible for an annual bonus and equity, based upon individual and company performance.
