Control Room Operator (BAS) Part-Time Weekends

General Summary

Operates the Utility Management Control System (Building Automation System) and related Pneumatic Controls, to include all components within all DDC control panels, all associated components and devices installed on equipment or part of an integrated system, to include local area networks and all system communication conductors and terminations.

Essential Duties and Responsibilities

Serves as the initial point of contact for the Facilities Department for all the building occupants to report maintenance requirements and inputs these requests into the facility’s computerized maintenance management system (CMMS). Assigns urgent and emergency work to the appropriate trade worker(s) and distributes routine work orders to the supervisors or individual trade lead. Assists staff technicians in monitoring and analyzing the proper operation of the HVAC system (heating, cooling and airflow throughout the hospital). Reports abnormal building system conditions to the appropriate supervisor or trade lead. Makes all necessary changes to work orders in the CMMS and closes work orders upon task completion. Monitors all centrally monitored alarm systems that track power availability, temperature controls, and pressure requirements. Takes the appropriate action necessary when abnormal or alarm conditions occur. Responsible for the application of various regulation, operating instructions, plans, procedures, recall rosters and emergency notifications. Other duties as assigned.

Knowledge, Experience and Skill Requirements

Excellent oral and written communication skills. Knowledge of computer software programs to include Word, Excel, Power Point and Outlook required. Experience with a Facility Computerized Maintenance Management System software (CMMS) highly desired. High School Graduate, technical or trade school certificates in related field desired.

Work Environment

Must be able to lift 50 lbs., squat, bend, stoop and kneel for short periods, climb a ladder, stand for long periods of time, constant arm extensions. Occasional exposure to elements such as heat, cold, noise, dust, dirt, chemicals, but none to the point of being disagreeable. May involve minor safety hazards where likely result would be cuts, bruises, etc. Must be able to pass a local background check and have the ability to obtain and maintain NAC/LAC clearance after hire.
