Lead the corporate asset management program for all KFC equity restaurants. Serves as the liaison between Operations, primarily related to facility issues for building/equipment/property care. Provides proactive management and issue resolution for all facilities related functions. Acts as liaison between Store Operations and Property – Design, Development & Construction teams.
Facilities Management
Builds and maintains a collaborative relationship with store operations, area coaches and Restaurant store team. Serves as single point of contact for Restaurant operations pertaining to asset management of all company owned/leased facilities (including, but not limited to stores, vacant buildings, and idle properties).
Responsible for mentoring, education, communication and collaborating with Operations and Finance regarding all corporate facility and maintenance services. Responsible for development and implementation of plans regarding: Statement of Work, service frequency, program expectations, vendor information, and escalation processes. Oversees performance of, out-sourced service providers, as well as any vendors providing services to the program. Identifies opportunities for improving maintenance practices and procedures for managing assets and future assets. Owns all asset management responsibilities. Collaborates with the Portfolio Manager for projects involving landlords, municipalities, excess property, etc. Responsible for providing information, including but not limited to new store information, Landlord vs Company responsibilities, warranty information, asset tracking, and emergency priority lists. Performs regular site visits and audits. Responsible for maintaining the highest level of interior and exterior asset management standards. Ensures the equity restaurant expenditures, including capital, select expenses, and insurance reimbursements meets or exceeds expectations. Collaborate with the Facility Analyst on sourcing, bidding, and evaluation of performance on all 3rd party vendors maintaining a consistent inventory of approved vendors. Develops contractor and vendor relationships for corrective and planned capital projects to maintain a cost competitive environment while adhering to service level expectations. Supports business continuity by proactively planning for and responding to catastrophic events (e.g. hurricanes, floods, ice storms, tornados, snowstorms, earthquakes, etc.) utilizing corporate procedures. Responsible for responding to localized emergencies (e.g. fire, break ins, car vs building etc.) by taking on appropriate partners, updating stakeholders, and insuring a safe and secure environment for all team members and customers.Construction Management
Supports project managers during new construction. Manages corporate development activity in conjunction with Construction Management Team related to ground up construction and remodel programs. Acts as field support to Sr. Construction Manager and the Construction Management team regarding many phases of projects: including design/architecture, permitting, construction, close out/turnover on singular projects from inception through warranty inspections. Assists in the selection of qualified General Contractors (GC’s) for competitive bidding, review and qualify bids, award the work and directly supervise the performance of the program manager or GC throughout each project. Prepares schedules and communicates regularly to stakeholders on progress and changes. Supports Sr. Construction Manager, construction and real estate teams with construction cost and site analysis on new store development. Execute special project initiatives as identified by company Leadership Team.Education/Certifications
Bachelor’s Degree in related field preferred or technical certifications in project management, mechanical, plumbing and electric (MEP).
Experience
2+ years of restaurant, retail or institutional facilities and/or asset management. 2+ years of project management experience. Working knowledge of building construction components with emphasis on mechanical, electrical and plumbing (MEP). Strong interpersonal and strategic planning skills. Excellent written and verbal communication skills with the ability to build relationships across all levels of the organization. Strong negotiation skills. Excellent time management skills and ability to multi-task and prioritize numerous assignments of varying complexity. Basic understanding and reporting of financial reports, P&L and budgeting. Ability to read blueprints and/or construction drawings. Computer skills: Intermediate skills in: Smart sheets, Excel, Power BI (a plus). Ability to forecast, troubleshoot and provide solutions with a sense of urgency. Ability to travel up to 50%.
