As a Corporate Properties Manager, you will work with the Directors of Operations and Corporate management to evaluate and coordinate new construction, major maintenance, remodels, repairs, and furniture purchases; plan approved new locations, and negotiate lease or purchase of new property; conduct inspections and field location visits on behalf of Corporate management.
In this role you will:
Enforce and maintain Corporate building standards as outlined in the Company's General Instructions
Evaluate requisitions submitted for approval regarding plant, plant repairs, leasehold improvements, capital improvements, and furniture and fixtures items, including periodic inspections of existing buildings and active projects
Evaluate proposals and, if approved, monitor remodeling of existing buildings or purchase of land and construction of Company owned buildings, including interacting with all contractors and service providers on cost management, schedule management, change management, and payment processing
Work with other Corporate departments to negotiate and generate documents for contracts and leases to be presented to and approved by the Branch House Committee and/or Executive Committee
What you bring to the table:
Minimum 5 years experience in operations, real estate, and/or construction required
4 year degree preferred
Knowledge and understanding of facility systems and functional operations
Knowledge, understanding, and interpretation of contract agreements associated with property development
Proficiency with Word, Excel, PowerPoint, Autocad, Visio, and Microsoft Project
Oral, written, presentation skills
Planning, organizational, and prioritization skills
Leadership skills and the ability to build a cohesive team internally and externally
Ability to build and maintain positive and productive relationships internally and externally
Problem solving and negotiation skills
Mechanical skills
Ability to participate and administer property development financial models with appropriate interpretive metrics
Professional appearance and behavior to display honesty and integrity
Ability to manage scheduling and logical sequencing; assignment of resource responsibilities and accountabilities consistent with property development
Ability to listen effectively and to effectively and professionally resolve any disputes in a timely manner
Extensive travel required
Compensation Details: The expected base salary for this position is starting at $75,000 annually depending on experience. This position is also bonus eligible - based on specific and relevant business metrics.
