The Critical Environments Operating Engineer Level 3 is responsible to bring best-in-class knowledge and effort running and supporting mechanical, electrical, and plumbing equipment, and buildings on Schwab campus facilities. Operating Engineers partner closely with the Property Managers, vendors, and other engineering staff to ensure a well-supported, safe and productive environment for Schwab employees. Operating Engineers are the gatekeepers and stewards of our Critical Environments and systems. This opportunity is based at our Orlando, FL Campus.
What You’ll Do:
Responsible to keep a safe working culture. Completing all required safety trainings, taking part in weekly safety moments (Toolbox talks), Completing a Job Hazard Analysis (JHA) or Job Safety Analysis for every maintenance task.Responsible for troubleshooting and performing advanced maintenance on mechanical equipment such as generators, air handlers, cooling towers, chillers, boilers, VAVs, FPBs, UPS, and water treatment systems. Trusted and proven operation of critical facility space and infrastructure. Responsible to perform routine and advanced adjustments to, and data retrieval from, BAS software to solve environmental comfort and mechanical calibrations.Conducts daily rounds and readings of various building components, engineering logs and data records. Performs work order administration ensuring correct and prompt information, photos and file attachments are made using the company provided CMMS system.May perform general building maintenance. Actively takes part in incident response.Responsible to work side by side with vendor partners during planned maintenance, or break-fix in an observer role or active participant. Operating Engineers are expected to pass competency-based exams on equipment operation as a condition of employment.Reports to the Operations Manager.Any other duties as directed by the Operations Manager. What you haveRequired Qualifications:
High school diploma or general education degree (GED) needed. Certifications or completed degree programs from accredited trade schools, or Mechanical vendors such as York or Trane preferred. Minimum of 6 years of related experience preferably working on Class A building campus settings, with no less than 4 years critical facilities operations background. Desire to continue their education in the areas of Building Science with a focus on electrical or mechanical operations a plus. Universal CFC certification neededAbility to understand and interpret instructions, short correspondence, and email inquiries. Ability to write routine correspondence, log-notes, and status updates in work order systems. Ability to respond to common inquiries or complaints from co-workers or supervisors. Good phone etiquette and the ability to ask questions to seek understanding of problems and conflict resolution.Ability to solve complex problems and manage a variety of options in varying situations while keeping composure and professionalism. Draws upon the opinions and diversity of others before making recommendations that have a direct impact on the company. Normally understands own limitations and often seeks guidance on matters to minimize risk and thought validation. Comprehensive electrical systems knowledge. Demonstrated knowledge of sequence of operations of critical equipment such as generators, transfer switches and UPS systems. Intermediate skills with Microsoft Office Suite.Demonstrated knowledge of CMMS and other standard automation normally used in modern business settings to include mobile device technology. Experienced using small, elevated lifts and ladders for high work. Must understand electrical distribution and be able to interpret one-line drawings. Comfortable multi-tasking, staying calm under pressure and understands what results are expected and the priority of the results. Has the ability to work periodic overtime or take part in after-hours call out duty. Ability to lift up to 50 pounds, climb ladders, and work in a commercial building environment where space and movement may be limited.Travel to other sites may be needed to support the needs of the business with possible overnight stays occasionally including weekends based on needs of the business.After hour / weekend response duties and off shift work as needed.Preferred Qualifications:
