REPORTS TO:  Facilities Manager/Administrator 

SUPERVISES:  N/A

STATUS:          Full Time, Nonexempt

SCHEDULE:     Monday- Friday (35 hours) and "on-call'' coverage 2"' shift and emergency weekend/holidays as assigned.

FUNCTION: The primary responsibility of the CUSTODIAN/Light MAINTENANCE person is to perform various cleaning tasks and light maintenance on a daily basis. Other duties include, but not limited to,
responding to emergency alarms (medical, fire & security), and other related tasks.

 

Responsibilities

1. Vacuum, dust, sweep and mop all common areas as suggested by written schedule for daily activity.2. Follow written schedule for custodial tasks.

3. Clean exterior of the building including smoking area, emptying ash trays, emptying garbage
cans, emptying dog waste garbage can.
4. Pick up trash in the two parking lots.
5, Assist with general grounds maintenance (mowing, raking, weeding) and snow removal. ·

6. Escort professional exterminator to scheduled units and common areas.
7. Assist in checking units and common areas for pest/bugs and assess need for professional services.
8. Assist in the removal of furniture and other items left in facility by skip-outs.
9. Assist with quarterly unit inspections as directed by Facilities Manager/Administrator.
10. Respond to all alarms (fire, medical, security) and record same on emergency sheet in office.
11. Assist as directed with evacuation of tenants.
12. Assist with quarterly unit/facility heat pump filter changes.
13. Cover 2"d Shift (on-call 4:00pm -12:00am) on assigned week per schedule.
14. Serve occasionally as on-call emergency back-up for weekend coverage and Holidays.
15. Respond quickly to all pages when serving as 2"' shift on-call maintenance and/or on-call emergency weekend/Holiday staff.
16. Perform and record all on-call and emergency requests when covering 2"' shift or weekend/Holidays.
17. Report/Notify Facilities Manager and/or Administrator of problems and concerns (safety issues or tenant problems)
18. Report any emergency areas of concerns or neglect to the Facilities Manager and/or Administrator.
19. Respect and be courteous to all tenants and guests.

20. Do final cleaning of the "re-conditioning" units per Facilities Manager/Administration direction.
21. Perform other duties as assigned by Facilities Manager and/or Administration.

Qualifications

1. High School Diploma or equivalent required.
2. Good skills in various light maintenance functions.
3. Must be safety conscious.
4. Must have the ability to work and relate well with older and disabled persons.
5. Must be able to work independently without direct supervision.
6. Must be able to follow n written schedule of daily tasks.
7. Must have transportation to serve as on-call staff after regular1st shift hours.
8. Mlust he able to change to different tasks quickly as an emergency requires
