Job Description
Primary Responsibilities: The Customer Service Utility Specialist is primarily responsible for managing all utility accounts for all properties(vacant, occupied, and newly acquired) with 3rd party provider: Simple Bills
Skills & Competencies:
2+ years of work experience in a service-related field, preferred
Knowledge of fair housing and local real estate laws, where applicable.
Intermediate knowledge of Word, Excel, and PowerPoint; advanced preferred
Demonstrated strong written and verbal communication skills
Demonstrated customer service skills in a fast-paced environment
Detail-oriented, with the ability to produce high-quality work in a deadline-oriented environment and an ability to multi-task
Ability to prove critical thinking and problem-solving concepts
Ability to thrive in a high volume, data entry, and processing work environment, where applicable
Experience working in a work schedule environment, including in-office operation, weekends, and holidays, based on business need
Essential Job Functions:
Create online utility accounts
Notify utility companies of vacancy
Assign blog tasks to address services
Disperse tasks to utility tech assigned to that region
Request application for services
Compile proper documentation to set up services (deed/title)
Complete applications
Send the application back to the utility company (email/mail)
Monitor emails for notice of disconnected services
Monitor emails for utility requests
Send past due shut-offs to bill pay
Request lock box codes or key location
Respond to requests for services within 24-48 hours
Key Metrics & Responsibilities
Track progress in CMS via tasks
Pay any outstanding bills that are holding up new accounts being created
Establish utility services promptly.
Approximately 180 utility workflows per month from simple bills, each specialist is expected to complete 60 per month
No more than 10% (20) workflow assignments should exceed 30 days
