About the Location Onsite Position: This position is considered to be Fully Onsite, work is to be done onsite at a PetSmart location (Phoenix Home Office, PetSmart stores, Merchandise Development Center, Distribution Centers or another PetSmart site). About the Job SUMMARY This leadership position is responsible for managing all preventative maintenance, repair and building services activities to ensure facility & equipment needs are met for a multi-shift distribution center. This leader is also responsible for ensuring that assignments are accomplished on time, within agreed upon budget, and with a high degree of customer satisfaction in order to insure a safe, clean and productive work environment. This position is expected to build strong teams and partnerships within the DC and across the organization exemplary of the company’s core values and ethics. All work shall be in compliance with OSHA and National Code Standards. MANAGERIAL RESPONSIBILITIES Directly manage a team of (1) Supervisor and multiple hourly associates in the preventative maintenance, repair and building services department. ESSENTIAL DUTIES AND RESPONSIBILITIES include, but are not limited to: Provides leadership and oversight for the building’s maintenance function ensuring high quality solutions and superior customer service. Strengthens team performance by sharing information, establishing guidelines, and celebrating success. Manages staff processes including the selection and hiring of key talent, performance management and coaching/development to grow a strong team. Develops overall maintenance budget, including hired services, repairs and maintenance, supplies, and CAM accounts. Identifies, evaluates, and makes decisions on maintenance operations by evaluating key factors including throughput, parts inventory, safety/food safety/compliance, budget, and other key factors. Seeks innovative and continuous improvement in all areas of shop and maintenance system. Oversees the preventative maintenance programs for lift trucks, conveyers, HVAC systems and other products or systems, by using SAP as the main system of records. Interacts, consults, and makes presentations to other departments on issues regarding maintenance planning, service, initiatives and key factors. Responsible for sourcing, scheduling, coordinating, overseeing external services vendors; ensuring they meet quality, cost, safety standards. Ensures compliance with all regulatory guidelines, policies, and procedure by making safety-conscious decisions. This may require communication with governmental agencies, OSHA, FDA, etc. on behalf of the company. Acts as a backup and may occasionally perform maintenance duties in the event of inadequate staffing or emergencies. As such this position may require flexible work hours. EDUCATION and/or EXPERIENCE Requires knowledge normally obtained associate degree (or equivalent experience). Bachelor’s degree is preferred. Requires 5+ years of maintenance experience, including 3+ years of supervisory experience in a distribution center environment of at least 500,000 sq/ft. Candidate must have knowledge of mechanical and maintenance functions in a distribution or warehouse setting. Mid-level electrical and mechanical skills acquired through job experience or technical training is required. Candidate must have experience with preventative maintenance programs. Requires ability to read, speak, write and understand English (i.e. written documents such as safety rules, laws, operating and maintenance instructions, procedure manuals). Mathematical abilities to perform monthly budgeting, timesheet sign offs and calculations on contractor invoices. Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Must also have the ability to use/read tape measure, read building drawings and assembly drawings for conveyor, parts and machines, operating and maintenance instructions, and procedure manuals. Requires outstanding leadership and human relations skills to respond to common inquiries or complaints from staff, customers, regulatory agencies, or members of the business community. Listens attentively and responds in a sensitive and appropriate manner, treating all with respect and dignity. Requires communication skills to effectively present information to management, public groups and/or boards of directors. This position may require 1-2 business related trips per year and requires flexible hours. TECHNICAL SKILLS Technical knowledge and experience with industrial electricity, energy management and the National Electrical Code. Technical knowledge and experience with PLCs, effectors, and sensors in an industrial setting. Technical knowledge and experience in the maintenance of industrial powered lift trucks and other industrial equipment. Technical knowledge and experience with production-oriented computer programs and their servers. Must have experience with preventative maintenance programs. Proficient in Microsoft Office applications including Word, Excel, and Outlook. Experience in SAP Plant Maintenance or an equivalent maintenance tracking program is not required, but preferred. Requires knowledge of electrical multi-meter testing of live circuits and low voltage electrical testing. Requires journeyman level electrical wiring and termination of circuits. Must have journeyman knowledge and the ability to use small hand tools, drill press, welding/torch machines, press bearings, troubleshoot broken machinery, portable power tools, saw cutting tools, PIT repair lifts. CERTIFICATES, LICENSES, REGISTRATIONS Certification required on all pieces of PIT equipment including boom and scissor lifts. PHYSICAL DEMANDS Incumbent is occasionally required to stand, walk, sit, and stoop. The incumbent may be required to reach with hands and arms, climb or balance, kneel, crouch or crawl and communicate verbally with other DC staff. The incumbent may occasionally need to lift and/or move machinery or tools weighing up to 55 pounds. Occasionally ascends/descends ladder, boom lift or scissor lift used by staff to service equipment within the location. WORK ENVIRONMENT While performing the duties of this job, associate is frequently exposed to moving mechanical parts and equipment and exposed to low to mid-level electrical not to exceed 480 volts 3 phase. The work environment can also be dusty. The noise level in the work environment may be loud and temperatures may be extreme (hot or cold). Incumbents may be exposed to hazardous materials, i.e. cleaning supplies, shampoos, battery acid, etc. If working in a Fish DC, the associate will be exposed to a damp and humid environment with frequent exposure to water and aquatic animals.
