Designer(s) (full-time, multiple openings) needed in Seattle, Washington to collaborate on interior design projects by providing design support and documentation during completion and execution of design concepts. Develop interior design solutions to make interior spaces functional, safe, and aesthetically pleasing, by determining space requirements and selecting decorative items, such as colors, furniture, lighting, and materials. Assess the space’s functional deficiencies and how the elements can be manipulated to better fit the people that encompass those space needs. Block out interior spatial areas, define circulation patterns, and develop plans for furniture layout and equipment placement. Using Building Information Modeling (BIM) and other specialized software, produce design and technical packages for feasibility studies, projects and competitions. Create strong innovative design models by producing photorealistic 2D and 3D renderings of interior spaces. Perform space planning (analyze how space is used and how individuals move through space per local codes), massing analysis, design rationalization, environmental analysis, and building documentation. As part of a project team, collaborate with consultants on the structural, electrical, plumbing and mechanical designs, as well as the finished plans, specifications (i.e. materials and workmanship required to complete the project), and material selections required for construction, and determining the proper manner to graphically represent the building plans. Participate in construction administration by participating in Owner Architect Contractor (OAC) meetings and coordinating with general contractors and consultants and reviewing shop drawings, submittals and finish samples. Collaborate with fabricators, furniture dealers, specification writers, and regulatory agencies to meet the overall project objective. Provide design support for completion and execution of design projects. Produce and present concept, schematic, and development design to clients via digitally formatted presentations. Specify materials and furnishings, furniture, furniture systems, fabrics, equipment (FF&E), such as lighting and furniture.

Must have a Master’s degree (or foreign equivalent) in Architecture, Interior Design, or related field, plus two (2) years of design experience (non-intern, non-fellowship) with all of the following:

(1) Experience with 2D/3D modeling and animation walkthroughs in Building Information Modeling (BIM), AutoCAD, Revit, Rhino, SketchUp, and Adobe Creative Suite (Illustrator, Photoshop, InDesign, AfterEffect);

(2) Test fitting, space planning, pre-design, and design experience for professional service clients including law firms and co-working spaces;

(3) Preparing full Schematic Design, Design Development, Construction Document sets in Revit and producing 3D renderings and design presentations using Revit, Rhino, SketchUp, Adobe Creative Suite (Illustrator, Photoshop, InDesign, AfterEffect), and Enscape;

(4) Performing building code analysis;

(5) Performing Construction Administration for professional service clients including law firms and co-working spaces;

(6) Using InDesign and Bluebeam Revu, to create client presentations conveying overall design concept and design development;

(7) Producing in Revit: permit drawing sets including construction and furniture plans, finish plans, reflected ceiling plans, sections, and elevations;

(8) Reviewing consultants and fabricator’s shop drawings and Request for Information (RFI); AND

(9) Conducting and coordinating amongst contractor third-party project managers including Mechanical, Electrical, Plumbing (MEP), lighting, acoustical, and structural consultants.

In the alternative, we will accept a Bachelor’s Degree (or foreign equivalent) in Architecture, Interior Design or related field, plus five (5) years of progressive post-bachelor’s degree design experience (non-intern, non-fellowship). Two (2) years of the five (5) years of progressive post-bachelor’s degree design experience (non-intern, non-fellowship) must include experience with all of the following:

(1) Experience with 2D/3D modeling and animation walkthroughs in Building Information Modeling (BIM), AutoCAD, Revit, Rhino, SketchUp, and Adobe Creative Suite (Illustrator, Photoshop, InDesign, AfterEffect);

All experience may be acquired concurrently. Incidental telecommuting may apply.

The base salary range is $91,500.00 to $102,500.00, commensurate with relevant experience. In addition, standard benefits will be offered, and employees will be eligible for bonuses.
