Overview
Development & Construction Director is responsible for identification, feasibility analysis and negotiations of
real estate transactions. Will work with outside council to create and execute lease contracts focusing on key
variables to maximize the profitability (PL bottom line) of the store unit. Key variables include: base rent,
tenant allowance, scope of LL construction work, protection from paying rent during the time that store
cannot operate under unexpected/unforeseen circumstances, cotenant conditions, contract termination
conditions. Will frequently be involved with store construction/infrastructure related project tasks as well.
In addition, Development & Construction Director is responsible for architecture design, construction and
maintenance of company’s facilities. Will also be responsible for obtaining and maintaining all necessary
permits and licenses to keep the company’s facilities in compliance with ordinances. Will work with outside
architect firms to create plans and manage construction projects.
Will frequently be involved in communication with inter-departments that are associated with new store
openings.
