Purpose:
The purpose of this position is to contribute to the company’s success by providing strategic planning, project management, and financial oversight in remodel and new build development projects while maintaining the highest standards of excellence. The development manager will Lead all phases of the development process, including due diligence, design, entitlements, permitting and Construction, to ensure successful project delivery. The Development Manager will partner with internal and external teams and consultants to achieve project goals and objectives.
Minimum Eligibility Requirements:
Bachelor’s degree in civil engineering, urban planning, Construction Management, or Management discipline. (relevant experience can be substituted for the required education based on two calendar years of experience for one academic year of education.)Four plus years of relevant experience required or an equivalent combination of education and experience sufficient to perform the essential functions of the job, as determined by the companyProven problem-solving and team building skills.Proficient use of MS Office, including Word, PowerPoint, MS Project, and OutlookExcellent verbal and written communication skills.Exceptional organizational skills and ability to manage complex projects with multiple work phases.Ability to work in compliance with company policies and procedures.Ability to work established schedule and other hours as needed.Experience managing an innovative retail multiple store development program, architectural and site development consultants, new store entitlement programs, and process development. Must possess excellent customer service skills and work well under pressure.Ability to multi-task, meet deadlines, and work in a fast-paced environment.Collaborate with and support Construction, Legal, Real Estate, Operations, New Store Visual Merchandising and other departments to achieve successful new store openings.Strong knowledge of applicable laws, regulations, codesEssential Job Functions:
Solicit, onboard and manage, multidisciplinary team of consultants and professionals to achieve project goals and deliverablesManage due diligence, entitlements and permitting processes for multiple projects concurrentlyAssess project risk as it relates to budgets, schedules, and threshold deal assumptionsCollaborate with internal team members to establish and achieve common objectivesEstablish, lead and maintain relationships with all municipal and other regulatory staff involved in acceptance and approval of development projectWork with consultants and other team members to establish and maintain budget and schedule impactsCreate, maintain and drive project schedules. Understand critical path, areas of schedule improvements, concurrency etc. provide regular reporting to project teamManage due diligence, entitlements and permitting processes for multiple projects concurrentlyKey competencies in understanding city/county development codes, zoning regulations, use restrictions and overall design standardsRepresent Floor and Decor at city meeting, technical review meetings, public hearings, community meetings etc Maintain regular and effective communication to full project teamWorking Conditions (travel & environment)
25% travel required including air and car travel.While performing the duties of this job, the employee is occasionally exposed to a warehouse environment and moving vehicles. The noise level in the work environment is typically quiet to moderate.PHYSICAL/SENSORY REQUIREMENTS
Sedentary Work – Ability to exert 10 - 20 pounds of force occasionally, and/or negligible amount of force frequently to lift, carry, push, pull or otherwise move objects. Sedentary work involves sitting most of the time, but may involve walking or standing for brief periods of time.
