As the Director, Asset Management, you'll lead the company in optimizing portfolio performance, and providing a differentiated property management experience, resulting in better care and better business. 

We will rely on your expertise to drive change through the development and implementation of cutting-edge property and asset management strategies, technology, and data analysis. This role offers a unique opportunity to make a significant impact on our Property and Asset Management business through enhanced leadership and elevated strategies. WHAT YOU’LL BE DOING:

Work with JLL Property & Asset Management leadership team to achieve client goals

Lead and participate in client relationship management and account leadership

Lead and participate in the execution of the property and asset management mandate

Develop and ensure best practices and resources for the Portfolio are in place, and foster continuous improvement within the team

Lead and participate in client meetings as required, reporting on activities and value creation activities for our managed properties

Working with the client, lead the development, monitoring, and managing of annual budget(s) including:  review leasing plans , review operating budgets, review capital plans, compare to the Asset Strategy Plans 

Lead the development of asset strategies for the Portfolio including  short, medium and long-term objectives for the PM group

Proactive oversight of execution of capital plans and monitoring of the capital expenditures for all assets in the Portfolio

Work and collaborate with Leasing group including: quarterback the daily collaboration between the Leasing team and the PM/Operations team to optimize investment performance. Analyze lease deals to assess their impact on asset value and make formal recommendations to the Client. Assess the covenant of prospective tenants and take measures to appropriately mitigate risks.  

Manage the appraisal process including: Coordinate all real estate valuation processes and schedules being undertaken. Provide and/or coordinate the delivery of all necessary information to the appropriate appraisers in order to facilitate the undertaking of the valuation of the asset. Review all valuations to ensure that appropriate property level assumptions and market assumptions are being utilized. Undertake necessary variance analyses to determine the variance in valuations from the prior valuation and provide appropriate variance explanations. Present to the current valuations and variance explanations from the prior valuation, if any

Undertake property and Portfolio reviews with the objective to improve profitability, maximize revenues, and recommend asset enhancements

Establish and maintain effective and working relationship with internal and external constituents, such as senior PAM leadership to maximize returns of the portfolio

Drive ESG/sustainability performance and environmental, health and safety excellence, and innovation with the team

Provide an experiential approach which guides a differentiated property management experience, resulting in better care and better business

Contribute to the establishment and refinement of work quality, cultural initiatives and best practices to drive results as a team

Assist in continuous improvements in our JLL integrated national operations platform to serve Portfolio/client

Liaison and collaborate with JLL PM (USA), JLL XM and JLL Flex teams in order to seek opportunities to drive value in the Portfolio

Lead and participate in onboarding/transitions of new assets/portfolios, team members, and JLL best practices for the Portfolio

Assist in continuous improvements in our JLL integrated national operations platform to serve Portfolio/client including: Applying new technology and data to drive change. Contribute to the establishment and refinement of work quality, cultural initiatives and best practices to drive results as a team 

Act as leader and ambassador for JLL Canada, serving as active member of the real estate community, participating in relevant organizations serving as a subject matter expert, board member, panelist, ambassador, charity events, etc.

Contribute expertise in a team-based work setting to various business opportunities conducted by other Company employees

Contribute to ongoing professional business development activities.

Contribute to the Company achieving its gross revenue and net operating income objectives

Contribute to the general business development efforts of the Company by representing the company

Participate in special projects and take on other duties, as needed 

WHAT YOU BRING:

5-10 years of asset management experience

Direct office and industrial experience considered an asset 

University degree in business administration or equivalent 

Self-starter that thrives in an entrepreneurial environment  

Fundamental understanding of real estate including leasing, operations and accounting/reporting 

Strong analytical and financial skills  

Great communication skills; ability to clearly and concisely communicate to internal teams and external stakeholders 

Strong knowledge of Argus 

Hard working and energetic; ability to prioritize workload and manage competing priorities

Excellent attention to detail and organizational skills  

Ability to collaborate and build positive relationships within a team environment 

Results oriented and able to identify value creation opportunities
