Job Summary
The Director, Dispositions manages the disposition process for multi-family assets. The role is responsible for evaluating broker opinion of values, preparing offering memorandums, monitoring the marketing period and coordinating buyer selection, due diligence and sale execution.
Your Impact and Job Responsibilities:
Collaborate closely with the assigned Portfolio/Asset Manager to execute a successful marketing and disposition on targeted sale candidates. Engages brokers and manages the broker opinion-of-value process. Reviews and provides recommendations on letters of intent (offers) working with the brokerage firm. Facilitates the negotiation of the Purchase and Sale Agreement with in-house and third-party counsel, Acquisition Officer and Asset Manager. Responsible for assisting in the preparation of investment memorandums to Investment Committee and obtaining approvals on recommended sales with Portfolio/Asset Management input in accordance with business plan and hold/sell objectives. Coordinates broker listing and confidentiality agreements with legal guidance. Reviews with Asset Managers pre-disposition financial, capital or operational improvements, while facilitating and overseeing the marketing process. Manages the disposition process and is the liaison for Portfolio Management across multiple departments. Partners with Capital Markets to build a Lender data room for refinance and loan modification activity, including working with Asset Managers on project metrics, cash flow projections and defeasance efforts. Assist with the preparation and review of financing memorandums for refinancing transactions. Manages the initial lender repair requirements post-loan closing in coordination with Asset Managers and Capital team. Initiates and reviews broker offering memorandums & valuations. Responsible for the buyer’s diligence process. Manages the closing statement process ensuring all items are captured regarding the disposition and refinancing and/or loan modifications. Identifies, develops and implements improvements to the disposition closing process. Prepares post-disposition investment memorandum for all completed asset dispositions reviewing the business case for disposition, marketing and sale process, offering process and sale results.What You’ll Bring- Desired Skills and Experience:
Bachelors Degree or equivalent experience preferred Ideally 5-10 years of real estate experience, and proven experience in multi-family and transaction management Advanced skillset in Microsoft Office to include Excel, Word, and Outlook Strong analytical and investigative skills, strong organizational skills, focused on implementing practical and timely solutions Manage time well; correctly prioritizing tasks to meet deadlines Authoritative and knowledgeable to ensure that business results are achieved Professional communication skills, both verbal and written, with the ability to build rapport and relationships with individuals and groups Relationship focused with the ability to accomplish goals utilizing others as resources Ability to Travel: Up to 20% travel requiredHow we will recognize and reward you:
