Director, Leasing
Primary Purpose of Position: Lead the marketing and leasing activities for BXP's portfolio in assigned region. Develop and implement a property level business plan in accordance with established objectives and goals related to leasing activity. Identify, negotiate, and close lease transactions. Essential Functions: Transactional / Financial + Prepare quarterly income budgeting reports. + Assist in the due diligence process on potential new acquisitions. Leasing / Marketing + Prepare proposals and negotiate deal structure/leases for new tenants and renewing tenants. + Develop marketing materials to re-lease existing space, and promotional materials for new developments in conjunction with architectural/graphic design firms, writing consultants, and exclusive brokers. + Implement marketing and leasing programs including supervision of exclusive brokers on projects; utilize comprehensive understanding of local market and comprehensive understanding of assigned market. + Provide presentations and tours of space to potential user groups, brokerage firms, and financial lenders. + Coordinate responses to Request for Proposals (RFPs) including writing Letters of Intent (LOIs). + Comprehend lease provisions and demonstrate basic knowledge of the key lease provisions and possess the ability to succinctly abstract as needed. + Negotiate lease documents. + Prepare and administer Property Level Business Plans. + Understand elements of space utilization. + Interface with architects on design construction of tenant spaces. + Maintain active relationships with current tenant base and brokerage community. + Proactively generate property tours/meetings with prospective clients on a consistent basis. + Prepare monthly marketing status reports and survey reports. + Prepare and conduct presentations to employees, briefings and public meetings after a lease is executed. General + Participate in monthly asset team meetings with Construction and Property Managers. + Actively bring the marketing and leasing perspective to the ongoing management of the asset. + Interface with Property Managers on tenant relations and building management and code related issues. Region Specific Functions: + Act as liaison with individuals, local or federal agencies, and/or community groups that have an interest in the project as deemed appropriate by senior staff. + Participate in relevant organizations such as NAIOP and Chambers of Commerce in portfolio markets. Requirements and Qualifications: + BA/BS degree required. MBA or MS preferred. + 7-10 years prior experience in the marketing and leasing of commercial office projects. + Knowledge of and familiarity with assigned market. + Valid driver’s license. + Valid Real Estate Salespersons License desirable. + Ability to interact with co-workers, contractors, tenants, and vendors in an articulate, courteous, and professional manner at all times. + Ability to handle multiple tasks simultaneously while handling competing priorities. + Demonstrated ability to work proactively, autonomously, achieve results without close supervision, and work effectively as part of a team is essential. + Effective negotiation and conflict-resolution skills. + Effective problem-solving skills. + Excellent written and oral communication skills. + Excellent organization and multi-task management skills. + Intermediate to advanced computer skills with knowledge of Microsoft Office applications. Physical Requirements: + Involves work of a general office nature usually performed sittings such as operation of a computer. + Involves work of a general office nature usually performed standing as such operation of a fax and printer. + Involves work such as tours of space throughout property portfolio usually performed by walking, by climbing stairs, and by operating a motor vehicle (car), the latter usually performed by sitting. Internal and External Contacts: + Internal contacts with all departments in assigned regional office, marketing and leasing staff in other regional offices and various departments in the corporate office. + External contacts with brokers, tenants, investor partners, lenders and REIT investors. Reporting Structure: + This position reports to the Senior Vice President, Leasing who provides supervision and guidance, and evaluates performance on a periodic basis. Salary Range: $150,000 - $190,000. BXP offers a competitive total rewards package including base salary and annual discretionary bonus.
