Job Description

Position Summary: The Director is a mission-focused, strategic, and process-minded leader. The Director must be a leader who is able to help others deliver measurable, cost-effective results that make the vision a reality. Importantly, the Director will have the skills, sensitivity, and personal confidence to tap into the power that each member of the team brings to this mission. This position oversees the detailed operations of the property management company with specific emphasis on infrastructure, processes, and procedures. While it is essential that the Director bring efficient and effective systems to increase the productivity of the organization, is it also critical that the team retain the creative spark that drives the RangeWater Residential culture.


Essential Duties and Responsibilities:
• Assists the Managing Director in person in overseeing and managing the financial and operational facets of the management company. Specific oversight includes programs such as the training, software support and recruiting.
• Develops and works with clients/owners and others face-to-face to approve budget(s) for the assigned markets and property portfolios and monitors and manages budgeted-to-actual results by analyzing and evaluating financial statements, or other reports and working with the Regional Directors and Controller to discuss and resolve financial needs and issues. This position will be the lead liaison assigned to specific clients.
• Manages the financial and operational performance of the assigned property portfolio performance, identifies and investigates indicators of performance deficiencies or opportunities, and guides the development of appropriate action plans that correct deficiencies or maximize opportunities to ensure the portfolio meets stated goals and objectives.
• Ensures that the talent and staffing needs of the portfolio are met by interviewing, hiring, developing, and managing Regional Directors and by supervising the acquisition, development, and management of site-level and support team members in accordance with Company policies, values, and business practices.

• Assists the Managing Director in researching and developing potential new business opportunities by identifying and meeting with potential clients, developing financial proposals, and assisting in the transition and take-over process to promote a smooth acquisition.
• Manages client/owner relationships by providing regular and on-going communication, timely and comprehensive reporting, and effective resolution to issues, concerns, questions, and requests.
• Develops business plans to promote market growth by gathering market and other relevant data, analyzing and identifying emerging trends, assessing impact on the Company’s market position, and communicating issues, threats, opportunities, and pertinent information to the senior leadership.
• Coordinates work activities and liaisons with vendors, consultants, and other contractors as needed by researching and communicating ongoing work status to provide direction to consultants, processing invoices, contracts, and other statements of work, and ensuring open communication between consultants and Company project team members.
• Oversees procurement strategies to insure Company is receiving the best service and price available by vendors and contractors.
• Promotes resident satisfaction and retention by responding to complaints, questions, and requests in a timely manner, and taking appropriate action to resolve and address service issues.
• Must be able to meet predictable attendance and punctuality expectations and physical demands of the position complying with RangeWater Real Estate’ policies and performance expectations.

Organizational Responsibilities:
• Follows established policies and procedures by monitoring and ensuring compliance with regulatory requirements, organizational standards, and operational processes related to area(s) of responsibility and reporting violations or infractions to appropriate individual(s)
• Practices proper safety techniques in accordance with Company, property, and departmental policies, and procedures. Responsible for overseeing the teaching and training of the established safety policies and procedures to team members.
• Identifies operational, financial, and business areas for improvement, solicits and develops innovative solutions, and implements new technologies, procedures, or tools that improve efficiency and productivity.
• Keeps abreast of current changes in technology, processes, and standards within the industry and area(s) of responsibility by attending internal and external training classes, research and/or subscribing to the Internet or other professional publications or utilizing other appropriate method(s) to obtain business and professional information and applies knowledge and practices to area(s) of responsibility.
• Participate in activities outside the normal course of daily business that will enhance both the Company and your stature in the marketplace. This includes participation in industry related associations and groups to further your own development and the business goals of the company. As real estate professionals, it is important to take pride in the communities in which we do business and to be active in those communities.

Work Hours (may vary by state or location): Company hours of operation are 8:00am-5:00pm Monday through Friday. Exempt employees are expected to adhere to the standard workweek schedule and work any hours necessary to perform the duties of the job. Directors must be available to work on additional tasks that may require work on weekends or after hours. Must be able to perform the essential job functions unaccompanied.

Qualifications:

Education/Experience:
College degree is preferred. Employment history that demonstrates progressive levels of accountability and responsibility in the application and usage of property management and residential multi-housing business principles, and demonstrated knowledge and skills in executing sales, customer service, revenue/expense management, and financial business plans.

Computer Skills:
Demonstrated proficiency in Internet, word processing, spreadsheet, and database management programs in order to complete required reports and employment documents. Proficient in using property management software (preferably Yardi, One Site, Yieldstar, and others).

Certificates and Licenses:
Certified Property Manager is preferred. Valid driver’s license is required.

Must be able to view computer screens and other electronic equipment for extended periods of time where visual strain may result. Must be able to
operate golf carts at properties with golf carts, walk extended distances and navigate stairs to multiple levels daily.

Must be able to push, pull, lift, carry, or maneuver weights of up to twenty (20) pounds independently and fifty (50) pounds with assistance. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus.

Travel will be required to visit properties, visit clients, present for new business opportunities, attend educational conferences, or other situations necessary for the accomplishment of some or all of the daily responsibilities of this position. Incumbents must be able to physically access all exterior and interior parts of any property and its amenities within the assigned portfolio and markets.
