We are seeking candidates for the Director, Real Estate Finance & Capital Markets role in New York. In this role you will have the opportunity to develop and execute financing strategies for Oxford’s North American business, including secured and unsecured financing strategies; both on equity deployment as well as syndication and back-leverage strategies for the credit origination business. The current global debt portfolio totals approximately $US16.0Bn and continues to grow as Oxford expands its portfolio. Unsecured debentures and notes, back-leverage/distribution strategies and secured mortgage strategies are forecasted to form an increased component of the financing strategy in the near future; if you have experience in this area, including CMBS, CMHC, Agency (Fannie and Freddie Loans), loan-on-loan and whole-loan distribution financing strategies, it would be an added bonus. You will also have responsibility for assisting in managing Oxford’s credit rating agency relationships.
As a member of this team, you will be responsible for:
Financing Strategy Development & Execution
Working with Investment teams and Portfolio Managers to develop portfolio level financing strategies for new and existing deployment strategies
Evaluating new acquisitions and whole loan originations to determine appropriate asset specific financing plans
Reviewing underwriting assumptions and financing language in IC submissions
Drafting and/or reviewing marketing memorandum to source new debt
Drafting and/or reviewing financing approval items
Implementing financing strategies for acquisitions and existing portfolios
Coordinating review of financing documents by key internal partners
Assisting with financing strategies and executions in other regions as needed
Portfolio Management
Working with external asset managers and Oxford portfolio managers to monitor existing debt portfolios, perform ongoing assessments of the portfolio, manage maturity profile, cost of debt, fixed/floating ratios, market value of debt, etc.
Working with portfolio managers and compliance teams to evaluate and manage compliance risk in the portfolio
Working with the global reporting team to ensure the portfolio managers have the reporting and information required to evaluate financing risk of their portfolios
Leading and executing on any loan modifications and restructures thereto
Guarantee and Recourse Debt Management
Ensuring efficient and prudent use of recourse debt and Oxford/OMERS guarantees
Stakeholder Management
Developing and implementing a coordinated approach to strengthening relationships with key partners including lenders, brokers and internal team members
Identifying strategic opportunities/needs for senior executive leaders across Oxford and OMERS to meet with key relationship lenders
Continually build relationships with key internal partners to ensure strong, open lines of communication exist
Maintaining financing pipelines to ensure stakeholders are aware of the financing activity for their portfolios
Participating in OMERS/Oxford banking relationship meetings
Manage Oxford’s unsecured financing program
Managing existing credit ratings
Determining possible financing solutions/rating needs
Working with P&L/Investment teams to ensure the proposed strategies work for specified investment vehicles
Evaluating possible ESG solutions and/or green bond frameworks
Education, Experience and Skills
Bachelor’s degree required (MBA a plus)
Minimum 7-10 years of related institutional CRE experience (minimum 5 years of direct capital markets experience)
Strong written and verbal/personal communication, organizational and analytical skills are imperative. Ability to provide sound, efficient and reliable service to all stakeholders.
Must possess the ability to concisely present information, be effective in negotiating deal terms, and build strong internal and external relationships
Requires advanced analytical and quantitative skills, including i) legal and non-legal document negotiation; ii) efficiently solve complex problems involving multiple variables or alternatives in high-stakes situations and iii) make confident, rational decisions and clearly communicate recommendations to internal IC and senior leaders
Advanced skills with Microsoft Office Suite (especially Excel and PowerPoint). Experience in Argus a plus.
Existing, strong relationships with current U.S. lending community a plus.
The annualized base salary ranges for the primary location and any additional locations are listed below. The base salary that is ultimately offered to the successful candidate will consider a wide array of factors including but not limited to the individual’s skill set.
