Job Summary: The Director Real Estate will take projects from conception through completion – including project initiation, feasibility analysis/financing plan, permitting, design, financing, construction, internal stakeholder coordination, start-up and stabilization of operations. The position is responsible for overseeing all stages of development for several projects at any given time and ensuring the organization meets the objectives of each project within assigned schedule and funding parameters.  This Director Real Estate should also understand fundamentals associated with the emerging data center market and the intersection of that market and deregulated power markets.

 

Essential Duties/Responsibilities:

Building project plans, goals, and budgets for every lease project. Managing construction. Financial reporting – creating and tracking project budgets, creating PO's, submitting expense reports; assisting with rent analysis as needed. Conducting reoccurring project meetings with multiple departments, vendors, and stakeholders. Supervise internal and external project managers. Facilitate the quality review (QA/QC) process on projects. Understand and apply basic project management tools and techniques including the following: project life cycle, client goals and objectives, contract terms and project risk, work breakdown structures, project scope/schedule/budget, project initiation, project planning, financial management and controls, internal/external communication, team management, change management, and project closeout. Independently coordinate the work of real estate agents, facility teams, security integration, I.T. and audio-visual support, and the balance of the team throughout an entire project life cycle. Analyzing real estate markets and comparing available spaces, with an understanding of the data center market and key trends and issues associated with this market Collaborate with real estate professionals to assess the risk, opportunities and weaknesses of potential properties Negotiating business terms in a proposal and legal terms in a lease contract.

 

Working Conditions:

Hybrid work schedule: 3 days on-site, 2 days remote each week Open office environment with regular work on laptop for personal tasks and attending virtual and in person meetings Some overtime required as special projects arise and needs arise in different time zones Regular travel to real estate project sites required (1-2 trips a quarter)

 

Minimum Requirements:

Bachelor’s degree from an accredited college or university in real estate, finance, or related field 5+ years of experience in real estate, project management, or related field Knowledge of relevant laws and regulations Proficient in MS Office and scheduling software

 

Additional Knowledge, Skills & Abilities:

Excellent communication, negotiation, and problem-solving skills Able to multitask and prioritize effectively Detail-oriented with excellent organizational skills
