Summary:
The Sr. Director of Servicing Non FHA Claims will be responsible for the day-to-day activities related to post foreclosure sale conveyance and claims for VA properties as well as USDA, FNMA, FHLMC and PMI claims. In addition to expense claims, the Sr. Director will be responsible for title curative actions. The Sr. Director will be responsible for reducing risk and claims loss severity by providing oversight for functions within the Claims and Title Curative groups including: Post-foreclosure sale and loss mitigation claims filing as well as filing title curative claims with title vendors, rebuttal of penalties assessed by investor/insurers, management of bill backs to vendors, payment of Senior Lien Assessments, facilitate Partial Release with government agencies and curative actions.
Essential Job Duties and Responsibilities:
Responsible to ensure that all post sale and loss mitigation claims functions are completed within investor/insurer timeframe requirements.
Management of Claims outsource vendor and internal staff to ensure in compliance with insurer/investor/guarantor regulations and SOW.
Communication with VA/USDA/FNMA/FHLMC/MI carriers on claim related questions, items, suspensions, error, audit findings, etc.
Provide oversight on claims audits, including responses to internal QC audit findings.
Assist in training, staff development, performance reviews and performance management of assigned staff.
Management to performance metrics to analyze daily activities and implement improvements as needed
Management of penalties assessed by investor/insurer, as well as bill backs.
Responsible for ensuring compliance with directives, both verbal and electronic, from regulatory agencies, CFPB, GSE’s, investors and insurers for Default Services functional work groups
Keeps abreast of default servicing industry trends, challenges and best practices and serves as subject matter expert to make recommendations to operations managers regarding directives.

Other Job Duties and Responsibilities:
Assist in identification of business drivers and trends as well as development and execution of strategic plans to address trends.
Determine the most effective way to recover the max amount of funds in a swift manner.
Create resolutions which will enable Freedom Mortgage to meet investor or insurer timelines.
Work with Best Execution to review VA loans for REO in order to both reduce the cost associated with conveyance and identify alternative solutions to reduce loss severity once a foreclosure occurs.
Identify best strategy for disposition of damaged properties. Coordinate with outside lines of business efforts to reduce loss severity.
Management of Title Curative cases. Ensure timely filing of title claims with title vendors. Rebut final negative decisions where applicable.
Oversight and payment of Senior Lien Assessments to ensure no property loss to foreclosure actions.
Management of Partial Release requests, ensure compliance with investor and insurer requirements. Non homeowner initiated, partial release as a "taking" by government agency.

This position has direct reports. Manages staff and carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.

Education and/or Experience:
High School Diploma or equivalent and twelve (12) years of training experience or equivalent combination of education and experience.
Bachelor’s Degree from a Four (4) year College or University or equivalent combination of education and experience thirteen (13) years of training experience or equivalent combination of education and experience preferred
