Director Construction Support

Develop and lead the strategy and support model for New Development (ND) and key Conversion projects, ensuring safe and innovative designs are implemented across all franchise properties in the Americas. Collaborate with Hotel Openings and Risk Management teams to ensure timely hotel openings. Act as the primary architectural and construction expert for IHG hotels, coordinating with general contractors and architects to ensure compliance with brand standards and agreements. Provide construction expertise to franchisees throughout renovation and ND projects, addressing design and construction issues as they arise. Evaluate project progress for Senior Management and mentor staff by offering technical guidance and training. Provide feedback to senior management and brands on product-related issues and improvement recommendations.
**Your day to day**
+ Partner with Opening team to review Design Plans and assess site prior to construction commencing. Based on project specifics, devise a bespoke model of support for each project. Act as main Project Manager for entire ND pipeline, deploying appropriate onsite visits and virtual / desktop touchpoints at critical times to ensure construction progress is effectively assessed and reported out upon the owners, GCs and key partners. Maintain relationships and establish processes with third party vendors.
+ Conduct onsite visits at key or struggling projects, or as demand necessitates; Lead the role out of key construction and renovation initiatives for the Renovation and Construction organization.
+ Develop policies and procedures for the department to meet the division’s strategic objectives and to assist the Construction Management team in maintaining construction and architectural standards that meet guest expectations in all brand and products within the assigned brands. Design, implement and maintain a Construction management process to ensure that evaluation and reports are completed in a consistent, timely, cost-effective, and professional manger.
+ Develop processes that enable the Construction Support team to conduct and manage onsite design and PIP scope meetings with ownership during the renovation / construction period to ensure hotel compliance with the PIP, including its timely completion and conformance to approved plans, brand standards and building codes.
+ Establish processes for the Construction Support team to prioritize New Development (ND) projects. The Regional Manager conducts site visits during renovations and construction, meeting with owner representatives to clarify project expectations, assess readiness, resolve design and construction issues, and ensure compliance with Brand Design Vision, Brand Standards, IHG requirements, PIP (for conversion hotels), and relevant building codes and ADA standards.
+ Act as PIP department first level of appeal to franchisee/owner PIP waiver requests and timeline extension requests. Negotiate PIP issues and provide a solution for all PIP project details to set the PIP scope of work and its timeline for completion. Provide viable plans and strategies, where possible, to get hotels completed with the PIP process in a timely manner.
+ Responsible to make sure that all construction/renovation milestones are monitored on a pro-active basis and that information is communicated Vice President of Construction and Openings team when necessary, and Plan Review teams to speed openings or enforcement.
+ Consult with franchisees, design professionals and hotel owners to assist in the development of construction schedules for Property Improvement Plan (PIP) and new development hotel projects.
+ Develop reporting on project schedules and status of renovation or construction for all projects on a timely basis to Brand, PIP, Plan Review, HOST, and other required internal IHG partners.
+ Lead the enforcement of implementation of Brand Design program compliance.
+ As part of the License Agreement documentation trail, provide timely written follow-up (reports, letters, and emails) associated with all site visits and other forms of communication or agreements with Licensee and their assign representatives.
+ Develop good franchisee/owner relations aiding as needed within reason. Director is expected to offer design solutions to problems. Organize, schedule and lead project status meetings with owner’s construction and project management teams as needed throughout the purchasing and construction phases to ensure proactively engaged throughout the renovation and construction timelines.
+ Periodically perform special inspections both domestically and internationally. Participate in special projects as assigned. Lead the enforcement of brand SRD program compliance.
+ Prepare and issue employee communications, in written or oral form, relative too new or changed policies and procedures, department objectives, or standards. Plan and conduct appropriate training events to ensure on-going consistency and competency of the A&D department.
+ In cooperation with the Director of Construction Support, coach and develop team members; Effectively train and manage the Construction Support team to ensure that all architectural, design, and construction related work for franchise hotels meet all assigned brand standards for state of the are production design.
**What we need from you**
+ Bachelor's Degree in Construction Management, Architecture, or a relevant field of work, or an equivalent combination of education and work related experience. AIA certification preferred.
+ Minimum 7 years work-related experience in construction management / construction administration, with demonstrated technical proficiency utilizing project management skills related to the position in the hotel industry or similar industry.
+ Project management experience in organizing, planning and executing complex, large-scale projects from conception through implementation.
+ Effective verbal and written communication skills to provide information to clients, vendors, senior management, and staff. Ability to communicate supportive program details to present a persuasive argument or to effectively negotiate a position. Ability to communicate both orally and in writing with Owner’s Representatives, architects, designers, and contractors and clearly explain requirements for active projects.
+ Knowledge of brand standards, Building Codes, Life Safety Requirements, and ADA Standards. Must maintain a working knowledge of all requirements described in brand standards manual. Ability to read blueprints including architectural, mechanical, plumbing, sprinkler systems and electrical drawings. Demonstrated ability to read architectural and interior design specifications. Remain current with construction trends, code requirements and design through participating in annual continuing education classes.
+ Effectively prioritize project details and manage time usage to track active renovation, conversion, and new development properties, and to determine if plans have been submitted in a timely manner. Must make immediate time available to return telephone calls and work with franchisees when problems arise regarding project development, Brand standards or vendor-related issues

The salary range for this role is $58,834.00 to $123,000.00. This role is also eligible for bonus pay (as applicable). We offer a comprehensive package of benefits including paid time off, medical/dental/vision insurance, 401K, and other benefits to employees.
