ABOUT THE JOB   We are looking for a Director of Facilities in Duluth, MN. As the home to our corporate headquarters, Duluth is a four-season city on the western tip of Lake Superior and was voted Best Town by Outside Magazine. The Director will manage the facility's operations, including budget management, facility planning, and building system maintenance across all Cirrus campus locations.  Directs the design, planning, construction, maintenance, and alteration of equipment, machinery, buildings, and other facilities by performing the following duties.    Plans, budgets, and schedules facility modifications, including cost estimates, layouts, and contracts for construction and acquisitions.  Develop long-range planning initiatives to support future needs and growth.  Lead, develop, and engage the building and mechanical maintenance teams responsible for equipment installation, facility equipment repair, preventive maintenance, and custodial and groundskeeping.  Manage vendor & building maintenance contractors, negotiating contracts and ensuring delivery of services  Inspects plant and evaluates use of space and facilities. Scheduling and managing routine maintenance on all building systems  Analyzes  HVAC systems, computer network wiring, lighting, and other factors.  Develops long-range plans, conceptual designs, capital outlay requirements, and documentation for campus facilities.  Inspects construction and installation progress to ensure conformance to established specifications.  Oversees the coordination of building space allocation, layout, and communication services.  Plans utilization of space and facilities consistent with requirements of organizational efficiency and available facilities and funds   Ensures all safety standards and policies are met. Conducts regular observations for safety and compliance with relevant laws and regulations    ABOUT YOU  Required    Bachelor’s degree and 12 years experience in facilities management or equivalent combination of education and experience.  A minimum of 7 years of recent experience in leadership of people and projects of all sizes  Preferred Skills   Strong computer skills required for project management and PM scheduling within Asset Essential Facilities software.  Ability to demonstrate sound judgment and practical communication skills (written and verbal).  Ability to effectively manage stress, including completing work demands and multiple projects simultaneously.  General knowledge of HVAC, VRF, Chiller, and manufacturing equipment maintenance & operations  Knowledge of industrial building operations  Strong troubleshooting skills to assess Buildings, Production Equipment, HVAC & MUA to guide team members or sub-contractors to quickly address problems, reducing potential downtime.  Must have a valid driver’s license and clean driving record.    Competencies   To perform the job successfully, an individual should demonstrate the following competencies:  Balances Stakeholders: Anticipates and balances the needs of multiple stakeholders.  Directs work: Provides direction, delegates, and removes obstacles to get work done.  Builds Effective Teams: Builds strong, effective teams that apply their diverse skills   Situational Adaptability: Adapts approach and demeanor in real time to match the shifting demands of different situations.      Other Duties  Please note that this job description is not designed to cover or contain a comprehensive listing of activities, duties, or responsibilities that are required of the employee for this position.
