As a Project Director / Sector Lead in the Logistics, Industrial and Data Centre sector, you will be responsible for overseeing and managing complex projects within the logistics and industrial real estate industry. Your primary focus will be on the successful planning, execution, and delivery of projects within defined timelines, budgets, and quality standards. You will collaborate with cross-functional teams, including clients, consultants, contractors, and internal stakeholders, to ensure project success.
As Project Director you will be expected to contribute independently the tasks below. This means you demonstrate a high familiarity with the subject matter and are able to produce these deliverables with no guidance from senior team members.
Project Directors can validate and oversee deliverables produced by Senior Project Managers, Project and Assistant Project Managers. It is expected the Project Director can manage and oversee between 3-5 projects at various stages.
Responsibilities:
Project Planning and Strategy:
Receive and manage all Request For Information (RFI) and Request For Proposals (RFP) responses and take responsibility for the end-to-end management of bids, including planning activities.Engage with client procurement representatives to understand the detailed requirements and securing additional information and understanding where possible.Connect with regional sales, accounts and PDS teams to gather lessons learnt and supporting details from other opportunities with the same client.Lead contract negotiations and awards.Ensure contracts with clients, consultants and suppliers are properly executed and maintained.Develop project plans, including scope, budget, and schedule, in alignment with client objectives and organizational goals.Identify and mitigate project risks and challenges, ensuring proper contingency plans are in place.Collaborate with clients and internal teams to establish project goals, objectives, and success criteria.Plan & Schedule authority approval process for all stages of the project identifying key stakeholder responsibilities.Project Execution and Management:
Lead project teams and oversee all project activities, including design, permitting, construction, procurement, and commissioning.Monitor project progress, proactively identify, and resolve issues, and ensure adherence to project plans and specifications.Manage project budget and resources effectively, monitoring costs, and ensuring project profitability.Coordinate with stakeholders to ensure clear and effective communication throughout the project lifecycle.Lead value engineering, buildability analysis, and assist in critically reviewing the design and documentation to minimize risk and maximize outcomes.Establishing and maintaining anticipated cost reports. Including cash flows and accruals. Ensuring invoices from vendors are submitted in a timely manner to both the clients and JLL accounting.Reviewing and providing recommendations on variations. Collecting and vetting appropriate supporting documentation for submission to clients. Obtaining timely client approvals.Implementing and maintaining JLL Health Safety and Environmental systems and take responsibility for areas under your direction.Effectively manage projects with minimal supervision.Stakeholder Collaboration:
Foster strong relationships with clients, consultants, contractors, and internal teams to effectively manage project expectations and deliverables.Collaborate with internal functional teams to ensure seamless integration of project requirements and client needs.Conduct regular project meetings and provide project updates to stakeholders, ensuring alignment and transparency.Engage with the Thailand base business leaders and other teams to prospect for opportunities with their potential clients and support those teams in solutioning PDS services.Quality Control and Risk Management:
Ensure compliance with all regulatory requirements, building codes, and safety standards.Implement and maintain quality control procedures to deliver projects of the highest quality.Proactively identify and address potential risks or roadblocks that may impact project success.Continuous Improvement
Establish client networks within the industry for new opportunities.Work closely with JLL base business for early identification of potential opportunities.Contribute to the development and enhancement of project management processes, tools, and best practices.Stay updated on industry trends, emerging technologies, and market dynamics related to logistics and industrial real estate.As a Project Director and Sector Lead, you have a responsibility as a leader to contribute to the development of less experienced colleagues through mentoring and coaching in all aspects of project management.
Experience in managing green and brown filed projects in the logistics and industrial sector or equivalent.Confidently manage project delivery from inception to closure.Proficiency in the use of Microsoft Office Suite, SharePoint, Microsoft Project, and experienced in managing cost reporting systems.Understand the legal environment for each project in respect of planning, commercial aspects, and delivery constraints.Be able to carry out commercial negotiations with contractors, suppliers, consultants, and authorities within established limits of authority.Understand our obligations for complying with ISO14001, ISO45001, ISO9001 and Environmental Health and Safety legislation generally.Assist in maintaining accreditations where applicable.Ability to assess clients’ needs and project constraints.Ability to assist in the commercial assessment of new projects.Have a detailed understanding of different delivery methods. I.e., Project Management, Construction Management, Managing Contractor and Warranted Price, Lump Sum etc.Ability to assist in the preparation of project proposals and the delivery of presentations that may be required as part of securing new work.A degree in a relevant Project or Construction Management related discipline or related field and twenty (20) years’ experience or a combination of formal education and experience in excess of fifteen (15) years, seven of which must be related to new build Design, Construction, or Project Management.
