\n \n Job Description
The Director of Engineering performs a variety of highly responsible managerial and engineering duties in direct cooperation with the General Manager in all aspects related to the operation of the Community Buildings and Common Area, in support of the Board of Directors and with selected committees. The Director of Engineering performs those duties which are required to conduct business in all phases of operations within the Community Buildings and Common Area for the Association.
\n RequirementsDuties and Responsibilities
\n\nProvide technical support and assistance to the three condominium buildings.\nProvide mentoring and coaching to the Maintenance Technicians within the maintenance support team.\nLead in the development of engineering standards and specifications for community maintenance. \nRecommend equipment selection for projects base on performance requirements and project specific conditions.\nAssess potential vendors and their capabilities and provides recommendations.\nAudit engineering work completed by external contractors.\nPerform daily tasks and assignments as assigned by the General Manager and Board of Directors.\nResponsible for the overall conditions of the community buildings and common area.\nEnsures that operations are working within the parameters of the annual budget. \nEnsures all work requests are kept organized in the designated Maintenance program.\nPlans to ensure that all projects involving fabricating, installing, repairing, and maintaining on property are assigned to workers and that each is completed with the proper paperwork to ensure continuous operations in all buildings and mechanical facilities. \nOversees the general maintenance projects on the interior and exterior of the community buildings and common area and conducts follow-ups on all projects, job assignments, work requests and proper documentation. \nEnsures that all Maintenance employees are treated fairly and properly in matters concerning company policies and federal and state laws.\nFollow up on repairs or replacements needed as a result of inspections by County, State or Local agencies. \nPeriodic inspections of unit remodels to ensure the improvements conform with community approved guidelines and reports to the Assistant General Manager for follow up. \nMaintain the ongoing development and training of employees.\nEnforces all rule, regulations and laws mandated by the California Civil Code and community governing documents. \nAssures exceptional customer service to all homeowners by communicating in a pleasant, friendly, and professional manner at all times. \nAdjusts and is flexible to meet changing work needs and demands. \nExhibits cooperative attitude while working on all job tasks, willingly assisting others.\nDemonstrates proper dress code in accordance with company dress code policy.\nDemonstrates proper use of safety practices in all procedures.\nImmediately report unsafe incidents or unsafe conditions when they occur to the General Manager.\nDemonstrates proper equipment usage according to department standards.\nClient concerns in the employee’s area of responsibilities are handled immediately and reported to the General Manager for follow up.\nMust adhere to all company/departmental polices and procedures. Must be aware and adhere to internal control rules. \nOn call for emergency situations, as needed. Reports emergencies to General Manager.\nMust be willing to learn and use the homeowner database programs and other company software.\nWorks with General Manager to obtain and present RFPs and proposals as needed.\nAnnual Maintenance Technicians reviews.\nManage maintenance inventory such as equipment and supplies.\n\n\nKnowledge and Skills
\n\nKnowledge of HVAC, electrical, plumbing and hi-rise building components. \nProactive in maintaining and making improvements to the property.\nExcellent interpersonal and written communications skills.\nAble to work in a fast paced and rapidly changing environment. \nAble to exercise leadership without formal authority and work within a team environment.\nMust be able to lift a minimum of 70 lbs.\nAble to work in group atmosphere.\nAble to work in stressful and busy situations without impact to service standards. \nWork in different areas of community under varying conditions of heat, cold, illumination and air quality. \nMove/use supplies and equipment. \n\n\nEducation and Experience
\n\nHigh school diploma or GED equivalent preferred.\nMinimum of 5 years’ experience in engineering.\nMaintenance experience, high rise experience and homeowner’s association experience preferred.\n\n\nWorking Conditions
