Director of Engineering

Job Overview:

 

The Director of Engineering will oversee Quality Assurance and Continuous Process Improvement for on-site engineering and maintenance services at Lumina. Reporting to the General Manager, this role will act as a trusted advisor to the Board of Directors while providing leadership and direction to the on-site engineering team.

The Director will play a pivotal role in advancing the property’s engineering services and procedures, ensuring operational excellence, and driving efficiencies. Additionally, they will actively contribute to project management initiatives and serve as an integral part of the Association’s leadership team, collaborating to meet the property’s goals and deliver exceptional service.

 

Compensation:$140-$155K

 

FirstService Residential will compensate the successful candidate in accordance with the posted range. The salary or wage paid to the successful candidate will be commensurate with experience, education, and specific job responsibilities. For positions designated at a client's property, the salary or wage will also be premised upon the client's directive. The base pay range is subject to change and may be modified in the future.

 

Job Responsibilities:

Assist with recruiting, onboarding, training, and professional development of on-site Engineering and Maintenance staff. Collaborate with other High-Rise leaders and the on-site General Manager and Engineers to ensure Preventive Maintenance programs are in place, and that they are documented and followed. Collaborate with other High-Rise leaders and on-site General Managers and Engineers to ensure Emergency Policies and Procedures are in place, and that they are documented and followed. Collaborate with other High-Rise leaders and on-site General Managers and Engineers to ensure Safety Policies and Procedures are in place, and that they are documented and followed. Perform regular inspections to validate the above and identify any deferred maintenance or other opportunities for improvement. Use the Snap Inspect, or a similar program, to document your findings and report back to the on-site general manager and leadership team. Use FirstService tools such as Thermal Imaging, Vibration Testing and Camera systems to trouble-shoot building systems and diagnose existing or potential problems with building systems. Lead on-site team on repair and maintenance projects, including the creation of project scopes, vendor selection, and evaluation of bids. Analyze utility spend and identify opportunities for utility cost savings. Evaluate usage of on-site tools and supplies. Ensure teams have appropriate safety equipment and tools. Help maintain controls to minimize costs and lost equipment. Attend periodic Board of Director meetings to present findings or discuss major repair and replacement projects. Other duties and responsibilities as assigned by the building General Manager.

 

Additional Duties & Responsibilities

Practice and adhere to FirstService Residential Global Service Standards. Always conduct business with the highest standards of personal, professional and ethical conduct. May participate in any variety of meetings and work groups to integrate activities, communicate issues, obtain approvals, resolve problems and maintain specified level of knowledge pertaining to new developments, requirements, policies, and regulatory guidelines. Follow all policies and Standard Operating Procedures as instructed by Management. Perform any range of special projects, tasks and other related duties as assigned. Supervisory Responsibility This position has several direct reports and is part of the leadership matrix supporting the dedicated site. All on-site Engineers will have a "dotted line" to you. You must be a "self-starter" who does not require day-to-day supervision.

 

Skills & Qualifications:

Proficient in English; additional languages are a plus. Strong ethical practices. Strong verbal and written communication skills. Strong internal/external customer relation skills required with ability to communicate effectively with all levels of management, associates, members and other stakeholders. Excellent general math skills. Strong working knowledge of engineering and maintenance practices. Knowledge of working methods, safety practices and procedures, common terminology, safety precautions and practices necessary for working with hand tools and heavy equipment; and the principals and practices of employee supervision, training and evaluation. Demonstrated organizational and time management skills with the ability to multi-task, implement, and monitor progress for successful completion. Ability to work well under pressure in a fast-paced environment meeting deadlines. Demonstrates attention to detail. Demonstrates awareness of variables which could affect associate / client retention and / or morale. Working knowledge of Microsoft Office applications; including MS Word, Excel, PowerPoint, Outlook.

 

 

Education & Experience:

 

Bachelor's Degree in Engineering or related field. 10+ years demonstrated experience in facility management, building system maintenance and repair, and project management. Certifications / Experience in: HVAC, Plumbing, Fire, Life and Safety, BMUs, Elevators, Pool Filtration, Access Control, and other systems typically found in residential high-rises. cooling towers, water chemical balancing and water source heat pumps boilers, heaters, pumps, valves, appurtenances and lines used in the distribution of steam and heated or processed water refrigerant compressors, condensers, evaporators, traps, transfer pumps, expansion valves, stop valves and float valves, together with all refrigerant lines and devices used to control temperature fire life safety systems including fire sprinklers, smoke exhaust fan systems, damper controllers, variable frequency drives, control centers and security systems air compressors, together with distribution lines and all valves and devices for air control water filter, softeners, piping and pumps used in conjunction with water distribution including all sinks, toilet bowls, supply lines, drains and water lines emergency power generation systems - testing and log readings sanitary sewer systems, including sump pumps, basins, water closets, urinals and piping.

 

Possess some or all of the requisite licenses and permits required by local laws and ordinances to operate, repair and maintain facility equipment and systems.

Must be able to lift 50 lbs. Ability to lift, push and move equipment and furniture. Must be able to sit and stand for extended periods of time. Talking and listening occur continuously in the process of communicating with clients, guests, supervisors, associates, and vendors. Must be able to communicate both on the phone and in person in order to resolve issues related to the business. Must have finger dexterity for typing/using a keyboard. Must be mobile enough to move around the office and during outside events; including walking on uneven surfaces and standing for long periods of time. Ability to work with inside and outside environmental elements (noise, weather, etc.). Must be able to bend, climb, stoop, crawl, twist, walk and use their extremities including wrists and fingers.

 

This is a full-time salaried position with typical scheduled hours, Monday through Friday, 8:00 a.m. – 5:00 p.m.  May be required to work varies hours as needed and approved by supervisor, including occasional evening meetings.  Consistent and regular attendance required.

Tools & Equipment Used:
