JOB DESCRIPTION SUMMARY

The Maintenance Operations Director ensures that optimum performance results are achieved through the successful implementation of comprehensive programs, initiatives, and strategies related to regional maintenance operations and/or the Area Maintenance Manager (AMM) program for Conventional Assets across the US.

This leader will be focused on working with our regional maintenance operations teams to track and improve their effectiveness and efficiency. Responsibilities include developing improved processes for planning and managing of service requests and/or renovations projects, scheduling of turns, ordering parts and maintenance supply inventory, capital and interior renovations projects, reviewing of capital scopes of work, negotiating pricing with vendors for bulk pricing of assets, reviewing and negotiation of vendor contracts prior to execution, and meeting with direct reports to provide direction and motivation. The Director also collaborates with Regional Maintenance Managers (RMM) to have requisite inspections and property walks completed, and meets with Owners, Asset Management, CPG and/or Senior Leadership to provide recommendations and knowledge on capital, maintenance, renovation and maintenance related laws.

JOB DESCRIPTION

1.    Manages maintenance responsibilities in a portfolio of properties and providing direction to AMMs or Regional Maintenance Managers.

2.    Mentors and trains RMMs, Maintenance Supervisors and Maintenance Technicians.

3.    Prioritizes and scopes operational excellence projects to improve maintenance quality and process efficiency across the portfolio

4.    Responsible for recruiting and hiring when/where needed.

5.    Works closely with senior leadership within assigned division to develop action plans for maintenance operations.

6.    Ensures that the Company and/or owners’ objectives are being achieved on all properties within the assigned division.

7.    Ensures compliance in regards to company programs, safety programs, OSHA, insurance and licensing programs, all regulatory programs and inspections for the division.

8.    Scans the market to identify new and emerging trends in maintenance operations.

9.    Responsible for all aspects of the delivery of designated project management services, property maintenance and facility services within the division.

10.    Works with other departments to provide continuous feedback, where appropriate, such as working with the Customer Experience team to provide feedback regarding the RMM/AMM programs.

The annual salary range for this position is $132,000.00 - $165,000.00

Additional Compensation:

Corporate Positions: In addition to the base salary, this role may be eligible to participate in an annual bonus program based on individual and company performance.Onsite Property Positions: In addition to the base salary, this role may be eligible to participate in weekly, monthly, and/or quarterly bonus programs.
