Job Title: Director of Maintenance Reports
To: Administrator
Status: Exempt
Positions Summary: Provides supervision of all maintenance personnel.
Maintains the facility, equipment and grounds to ensure the safety, security and proper functioning of the building.
Essential Duties and Responsibilities: Organizes, directs and supervises maintenance and repairs involving the buildings, equipment and grounds. Maintains the building in good repair, free of hazards such as those caused by electrical, plumbing, heating and cooling systems, etc. in compliance with federal, state and local laws.
Maintains fire alarm and emergency generator system in good working order. Conducts test of fire alarm, monthly test of generator system and other required testing and keeps required records of test results. Performs monthly maintenance checks of the building, grounds and facilities and performs routine maintenance and repair work.
Coordinates maintenance and repair activities with the functions of other departments.
Orients and instructs all maintenance personnel and trains new employees in safety procedures.
Remains on- call for emergencies and attends all department head meetings and sits on required committees. Paints and performs minor carpentry work on occasion.
Works on major projects with Corporate Maintenance Specialist.
Orders all maintenance supplies through purchasing agent or administrator. Keeps work areas and storage rooms neat and organized. Performs all tasks and duties in an efficient and safe manner.
Performs other related duties as assigned or as necessary.
Remains flexible and adaptable in work schedules and work assignments as defined by departmental and facility needs.

Qualifications:
EDUCATION AND/OR EXPERIENCE
High School graduate or graduate of Technical School preferred. 3-5 experience in maintenance and power plant work preferred. Thorough knowledge of boilers, compressors, generators, and allied machinery, as well as the various mechanical, electrical and plumbing systems.
Ability to read and interpret blueprints. Knowledge of local codes, ordinances and safety regulations, and knowledge of record keeping, cost estimating, and supplies and equipment used by maintenance department.
Must be able to effectively communicate with older adults in a manner that conveys warmth and professionalism
License and/or Qualifications
Must have a valid Maryland driver’s license
