Job Summary

The Director of Negotiations will be a key member of the North American Property Management (NAPM) team, responsible for leading the Negotiations team covering the existing North American real estate portfolio.  The Director will lead a team of Real Estate Managers in optimizing the strategic value of the portfolio by negotiating and executing real estate transactions, including lease negotiations, divestitures, and special projects.  The ideal candidate will be a strategic leader capable of interfacing with company stakeholders with limited supervision.  Key focus areas include: 1. Responsibility for ensuring the timely negotiation and direction of annual lease critical dates. 2. Development and execution of a strategy to support company capital raise objectives. 3. Training and growth of team members on both the Negotiations team and broader NAPM organization .  The right candidate will embody the entrepreneurial spirit of Circle K and live our values: One team, Do the right thing, Take ownership and Play to win.

Essential Functions

Provide strategic clarity, direction, and training to the Negotiations teamResponsible for the effective negotiation of the North American real estate portfolio in support of operational objectivesOptimization of the global office and industrial portfolioDrive reporting in conjunction with the Data & Analytics team to track key metrics and provide real estate insights to the BUsFocus on opportunities to increase organizational efficiency and standardization of processes and proceduresReal estate support for company M&A activitiesProfessionally partner with key stakeholders across business units and global corporate teams to advance corporate interestsMaintain confidentiality and discretion in all real estate activitiesOther duties as assigned by supervisor

Qualifications

Bachelor’s degree is requiredHighly organized with ability to function at a high level under deadlines with limited supervisionProficiency to handle multiple projects with strong attention to detail in a fast-paced environmentAbility to effectively communicate with a wide range of internal/external stakeholders including senior management, landlords, attorneys, and external consultants
