POSITION SUMMARY

The Real Estate Director is a highly skilled Executive position focused on the development of new Checkers’/Rally’s Restaurants and portfolio management and optimization.  This position works closely with both Company and Franchisees to proactively identify and negotiate locations that will support successful, high producing restaurants.  

Up to 70% travel may be required.  

 

POSITION ACCOUNTABILITIES:

 

Real Estate

Creates and maintains the appropriate site model for both traditional and non-traditional venues.Works cross functionally and interdepartmentally to enhance the lease renewal, site approval and internal handoff processes.Builds and maintains all aspects of the strategic market planning process including the site analytic platform(s) required to meet or exceed development and opening goals.Develops and maintains the appropriate tracking systems for sites in pipeline and broker networks in order to supply opportunities for sites to appropriate franchisee networks or company development.Creates systems and manuals (as needed) to support company and franchisee site selections of new Checkers/Rally’s locations.Provides training as necessary to brand personnel/real estate team/franchisees on the site selection and real estate processes.Ensures the delivery of brand standards in all areas of Real Estate.Works cross functionally in the development of templates to be used in developing real estate including letters of intent, approval letters, and site proformas.Creates and manages any new site volume estimation models necessary for appropriate site selection.Develops and maintains a real estate broker network in selected key markets and respond to broker inquiries that help feed the pipeline of sites for new development.Provides asset and portfolio management services to the brand.

 

Service

Initiates, expands, develops and maintains close, productive and resourceful relationships with Franchise & Company Operations Directors, Franchise Business Consultants, Franchise Development Staff and all cross functional Directors.Establishes and manages relationships with franchisees, vendors and staff.Ensures successful franchisee relations and communications with Restaurant Support Center.Serves as a liaison between franchisees, vendors and Company personnel.

 

Operating Budget

Meets operating budget for Real Estate cost center.  Communicates anticipated variancesto the Vice President of Development.  

 

Controls

Ensures franchise candidates meet or exceed qualifying standards.  

 

Policies and Procedures

Follows procedures as outlines in Operations Manual and other Company Manuals.  Complies with EEO and labor law requirements.  

 

Administration

Submits required reports and paperwork on a timely basis.Up to 70% travel may be required.  

 

Employee Relations

Manage grievance process, escalates problems to upper management.

EMPLOYMENT STANDARDS

 

Knowledge

Company operating systems and procedures.Company policies and procedures.Strong knowledge of site selection and real estate management.Planning and budgeting.Training and development practices.Skilled in technology.

 

Education

Bachelor’s degree from a four year college or university

 

Experience

At least ten years' real estate experience; or equivalent combination of education and experience
