Director of Sales (Charlotte), Southern Outdoor Restoration COMPANY OVERVIEW What we’re about: Southern Outdoor Restoration was founded in 2012 on the thesis that property services can be delivered at scale while maintaining a personalized service experience through the injection of professionalism and technology (in an industry that had lacked in those two areas historically). We had been previously serving the Charlotte market out of our Raleigh operations. In 2024, we nearly tripled the amount of work performed in Charlotte. In 2025, we have plans for 130% YOY growth in that market. What we do: We provide the following recurring and ad hoc exterior cleaning services: + Pressure Washing + Gutter Cleaning + Window Cleaning + Dryer Vent Cleaning + Other Specialty Services (sandblasting, graffiti removal, glass restoration) Who we serve: + Homeowner Associations + Apartment Communities + Office Buildings + Retail Shopping Centers We are looking for a sales leader with a proven track record of building full stack sales teams (business development, account management, sales operations). This position will report to our Market Area President in Raleigh and collaborate directly with the Director of Operations in Charlotte. Someone who will be successful in this role is the type of person: who can build quick rapport and trust with others, who is humble and eager to learn, who is is a servant leader, and who is organized and has a high attention to detail. ___________________________ POSITION RESPONSIBILITIES AND DUTIES These responsibilities and duties will be carried out under the highest professional standards and ethics. Below is a listing of the detailed functions to be performed and managed by the Director of Sales in Charlotte: CLT Sales Team Leadership and Management: + Run routine Sales Team meetings & process refinement/rollout meetings. Start on time, prioritize efficiency, and provide the ‘why’ + Convey culture within our Team, and invest in other Teams throughout the company + Weekly/monthly reporting. Provide consistent direction via updates on where the Team stands in relation to goals + Support with high level issue resolution on projects + Hiring, training, on-boarding, off-boarding and continued education for CLT Sales Team members + Setting sales strategy and implementing consistently throughout the team + Coaching Account Management team on prospecting, quote conversion, and customer experience + Coordinating with Executive Team on budgeting and forecasting + Collaborating with DO CLT to m aximizing net utilization of CLT crew every day, week, month, and year (target of 92%) + Collaborating with our marketing agency to ensure efficient and cohesive efforts in the arenas of prospecting and sales enablement + Management of Pipedrive (our CRM). Maintaining its integrity and running weekly PD debriefs with AMs + Sales Plan adherence and support (bi-weekly AM meetings) + Tight management of Service Opportunities, Win Back Campaigns, & Collections needs Supporting CLT Account Managers with their responsibilities: Business Development + Active participation in industry trade associations including but not limited to: CAI-NC, BOMA Charlotte, GCAA, IFMA Charlotte + Developing client prospect lists and managing traction through SOR’s CRM system + Building personal relationships with community and property managers through various media (phone, email, in-person meetings, site visits, etc.) + Strategically spending Marketing and Business Development budgets + Building brand awareness Relationship and Project Management + Sourcing and converting quote opportunities within existing client relationships for: + One-time, ad hoc project needs on a property + Additional service lines on a property + New services lines on additional properties managed by client + Conversion of one-time projects into recurring service plans + Peer referral from one client to another within the same firm + Delivering end-to-end service experience for clients + Completing site visits (or collaborating with teammates) + Drafting quotes/proposals (with support from experienced senior leadership) + Scheduling work upon approval + COMMUNICATION + Before: reminder notifications + During: daily progress updates + After: digital project summary reports + Market sizing and market/wallet share reporting + Annual pro forma creation and monthly administration of performance against plan ___________________________ CURRENT TECHNOLOGY STACK USED FOR THIS ROLE: + G-Suite for Business + ServiceTrade + PipeDrive + SOR Reporting (custom built B.I. platform) + Bamboo HRIS + Slack + Seismic Learning + Microsoft Office 365 (Macbook version) ___________________________ ATTRIBUTES OF IDEAL CANDIDATE: + A minimum of 5 years of successful sales and team leadership experience + Strong ethics, integrity, and confidentiality + High attention to detail; systems oriented, organized; disciplined + Pursues constant improvement personally, for their team, and for the company + Quick learner!
