Job Summary: The Director of Springside Operations is responsible for the overall day to day operations of Springside at Seneca Hill. This includes, but not limited to, the oversight of all Springside departments and its respective staff, delivering a high quality senior facility product, maintain positive relationships with Springside residents and the external community. The Director of Springside will ensure Springside at Seneca Hill is operating according to Oswego Health organizational expectations.

Duties/Responsibilities:

The on-site director for all operations at Springside. This includes, but not limited to, serving as contact for residents, staff, prospective residents and their families, community organizations, and the external community. Ensures Springside is meeting budgeted apartment, duplex, and cottage occupancy targets. This includes managing the reservation/referral list for future prospective residents for apartments, duplexes, and cottages. Manages the operating and capital budgets for Springside. Maintains budget accountability, aggressively anticipates and minimizes negative budget deficits. This includes both revenue and expense control management. Expense control management includes, but is not limited to, payroll and labor management, departmental expenses, food cost and waste management, etc. Works in conjunction with the Human Resource Department related to recruiting, retention, training and separation of employees, following Oswego Health policy and procedures. Directly responsible for maintaining compliance with the New York State Attorney General’s Office Department of Real Estate. This includes the annual and/or as needed updating and compliance of the Springside Offering Plan and Residency Agreement. Ensures the Springside facility and grounds are maintained at the highest standard of excellence, both inside and outside the facility. Any concerns will be addressed with the contracted service provider and VP System Development & Public Affairs. Serves as resident liaison in maintaining the wellness and resident retention at Springside. The Director will interface with residents, resident families, outside home care agencies, and physicians as necessary to ensure the residents are getting necessary care to successfully remain at Springside. Serves as the representative of Springside both internally within the organization and the external community. This includes becoming involved in local social and civic organizations and maintaining connections with local and State professional organizations in the senior living industry. Creates and promotes a safe and positive working environment for staff. This includes, but not limited to, the prevention of accidents, preservation of equipment, and achievement of safe working practices. Maintains a positive and professional demeanor with residents, resident families, visitors, staff, and external community. Adheres to all policies and procedures of Oswego Health and Springside at Seneca Hill. Establishes and runs regular meetings with staff to ensure communication regarding any updates at Springside and/or Oswego Health. Works jointly with the VP of System Development & Public Affairs and the Oswego Health Finance Department in the creation of the annual operations and capital budget for Springside. Communicates any and all pertinent issues to the Vice President of System Development & Public Affairs that directly relate to the operations of Springside. Maintains the inquiry listing in the Management Office and communicates any issues with move-ins for appropriate follow up. Ensures that all apartments, cottages, and duplexes are fully habitable and any and all equipment needed and or repairs are done timely to promote resident satisfaction. Any long-term repairs should be communicated to the VP of System Development & Public Affairs and to the resident of the affected apartment, cottage, or duplex. Serves as the external liaison for Springside, OHHC, and Seneca Hill Manor to the community which includes, but not limited to, attending networking functions as necessary, maintaining successful external community relationships, continuing to build new external relationships with community stakeholders. “Perform other duties as assigned.”

Education and Experience:

Associates Degree required, Bachelor’s Degree preferred. A minimum of 5 years’ management and Social Service, Healthcare, or sales experience preferred. Proven communications skills required. Valid NYS Driver’s License and willingness to use personal vehicle for work related purposes.

Working Conditions:

Prolonged sitting, standing, and walking. Evening and weekend work in addition to daily schedule as needed to assure adequate staffing, attending special events or meetings, and responding to emergencies. Handles emergencies and incidents. Office setting.

Pay Range: $70,000 to $80,000/annual

Employee salary is based on commensurate experience and other qualifications.
