From discovering land to developing new communities, you’ll work closely with the Sales, Construction and Finance teams at Pulte Homes. You will also collaborate with officials from local municipalities, professional consultants, legal counsel and land development contractors. In our World-Class training program, you will learn the land development process and focus this knowledge into creating unique living environments, thus continuing to enhance Pulte Homes’ respected image around the world.  

JOB SUMMARY:


Primary responsibility for leading and directing the Division’s land acquisition and development teams in all aspects of the land acquisition, entitlement, planning, and development phases.


PRIMARY RESPONSIBILITIES

Locate new land suitable for development and its acquisitionParticipate in the strategic and tactical planning at the Division. Ensure that the Division's land pipeline is filled in a timely manner to meet business goalsOversee contract administration, bidding contracts, and negotiationOversee acquisition and entitlement activitiesProvide strategic and capital planning for future acquisitionsHire, train, motivate, and evaluate staffPrepare and manage budgetOversee land mappingNegotiate and contract land acquisitionsLead and direct assigned Division project due diligence, feasibility budgets and schedules, planning and entitlement, land development, and budgeting activities. Oversee and support programs established by Area managementOversee due diligence activities. Assess project risks and convey risks to Area VP and Operations Team. Participate in establishing feasibility budgets and schedules for all consulting, engineering, and development activitiesCoordinate land activities with operating team to facilitate timely project start-upOversee the timely preparation of Conditional and Final Public Reports. Assist Area VP with implementation of standard DRE protocol.Oversee Division HOA activities.Oversee project bidding and land purchasing activities for the Division.

PAY RANGE:

$175,000 - $200,000 per yearHired applicant will be eligible to receive bonuses and equity grants
 

BENEFITS:

Employees are eligible to participate in the Company’s 401(k) Plan. Employees (and their families) are eligible for medical, dental, and vision insurance coverage. Employees are covered by company-paid disability and basic life insurance. Voluntary insurance coverage options, including critical illness and hospital indemnity, are also available. In addition, the Company offers an Employee Assistance Program and tuition reimbursement (as applicable). In addition to up to 9 paid company holidays per year, employees with less than 10 years of service are eligible for up to 23 paid days off and employees with 10 or more years of service are eligible for up to 28 paid days off. Note that all Sales Consultants, except those in CA, are not eligible for paid time off, but receive the equivalent days in unpaid time off and 8 paid sales holidays. Employees should consult with their local Human Resources Representative to discuss the composition of their available time off, which may differ based on work location and paid sick time eligibility.
