Due Diligence Specialist
We have an outstanding career opportunity for aDue Diligence Specialist to join a leading Company located in theMilwaukee, WIsurrounding area. This position will work closely with the Assistant Director of Due Diligence and Asset Management personnel on future acquisitions/dispositions, special projects, and oversite of medical and commercial office buildings. Job Responsibilities: + Evaluate physical and operational aspects of properties of future acquisitions. + Review property condition reports, inspection records and contracts to fully understand current building operations and assess if further investigation/review is needed. + Research, coordinate, and work with vendors to further investigate capital projects for new pursuits. + Analyze operating reports, building plans, general ledgers, leases, and operating expense calculations/reconciliations for new pursuits. + Prepare 10-year capital budgets and first-year operating budgets for new pursuits. + Work with utility companies and brokers to transfer utilities for new acquisitions and for monetization. + Transition newly acquired properties to property management staff for ongoing operations. + Assist asset management with the documentation needed for the disposition of assets. + Availability to travel to company-owned and pursued medical office properties. + Negotiate contracts with contractors and vendors in a timely and reliable manner. + Maintain positive, productive relationships with tenants to preserve the highest level of tenant satisfaction. + Responsible for annual forecasts and budgeting for property operations and capital expenditures. + Inspect and schedule appropriate maintenance to meet ownership's expectations. + Prepare monthly reports, including financial statements, operating and leasing metrics, and occupancy and lease expiration status. + Review and follow up on tenant delinquencies as necessary. + Manage performance of contractors and vendors working on the property in ord er to en sure adherence to work orders and budgets. + Overs ee request for and review of the required certificates of insurance in order to ensure adequate coverage in accordance with the contracts in place for the work being performed . + Perform other reasonable related duties as assigned by the Assistant Director of Due Diligence. Basic Hiring Criteria: + A Bachelor's degree is preferred. + CPM or RPA designation preferred. + Fundamental understanding of property management role including operational, financial, and ethical disciplines. + 3-5 years of commercial property management, preferably in healthcare. + Well-organized with excellent time management skills. + Solid business judgment and ability to work independently. + Strong interpersonal, analytical, and problem-solving skills. + Excellent verbal and written communication skills. + Highly proficient in Microsoft Office such as Word, Excel, Outlook, etc. + Proficient with Yardi property management software.
