Primary Purpose of the Organizational Unit Facilities Operations has the responsibility of providing a wide range of services to all administrative departments, student programs, and all academic schools and departments. Services include all aspects of corrective and preventive maintenance, operations, grounds maintenance, housekeeping, utility infrastructure maintenance and operations, business operations, safety, regulatory compliance, project management, and renovations. These duties are conducted for a campus consisting of over 100 buildings totaling 6 million gross square feet on over 275 acres. This is a skilled position with responsibility to operate, maintain, repair, and upgrade as directed the automated fire alarm systems on campus. This position also performs hardware and software preventive maintenance, repairs, improvements and participate in an on-call rotation.
40% – Repair of Fire Alarm Systems
40% – Maintenance of Fire Alarm and all Safety Equipment
15% – Record Keeping and Administration of All Testing and Inspections of Fire Protection Systems
5% – Construction – In-House
This is a mandatory position as defined in the Adverse Weather and Emergency Event policy. Mandatory employees are expected to report to or remain at work during adverse weather and emergency events and, if deemed necessary, to work a different schedule or shift than normally assigned. ASSOCIATE’S DEGREE IN ELECTRONICS; OR EQUIVALENT COMBINATION OF TRAINING AND EXPERIENCE. ALL DEGREES MUST BE RECEIVED FROM APPROPRIATELY ACCREDITED INSTITUTIONS.
Additional Required Certifications, Licensures, and Certificates NC Drivers License Preferred Qualifications NICET Level II or higher certification in Fire Alarm Systems. Factory certification by at least (2) major fire alarms manufactures in programming and operations of their systems. Experience in the review of various phases of building design in reference to life safety systems. Experience in conducting system operational testing, inspections, and commissioning, in all aspects of Life Safety access-control systems. Experience in prioritizing, scheduling, assigning, and managing work load, including: service orders, preventive maintenance programs, emergency request and backlogs. Salary Grade Equivalency Key Responsibilities ________________________________________________________________________________________________________________________ Key Responsibility Repair of Fire Alarm Systems Essential Tasks Perform emergency service, repairs and system outages as required to campus fire protection systems to ensure proper operation and correct levels of protection are maintained. This includes centralized hardware and software as well as peripheral building panels, devices and associated hardware. Act as technical liaison for Facilities Operations for these systems during performance of these duties. Key Responsibility Maintenance of Fire Alarm and associated Life Safety Equipment Essential Tasks Perform preventive maintenance and testing of fire protection systems per applicable codes and requirements. Additionally, assist with completion of these duties as required to ensure proper operational status is maintained. Key Responsibility Record Keeping Essential Tasks Maintain accurate maintenance, repair and inspection records of campus fire protection systems including facility plans and associated technical data. Provide this and other documentation to support the above-mentioned responsibilities to all departments that are required in an accurate and timely manner. Key Responsibility Construction – In-House Essential Tasks Life Safety work in support of in-house renovation/construction projects. Submit labor and materials reports to supervisor on a daily basis. Ability to represent the organization in modification and capital project engineering, design, and construction.
