**About the role**
This position provides maintenance, monitor and troubleshooting services to Guayama Site Operations regarding Utilities and Environmental Parameters. Incumbent is accountable for responsibilities such as: maintaining, calibrating, modifying, installing, removal, troubleshooting and repairing equipment of mid-level to high-level complexity under general direction.
**Role Responsibilities**
• Monitors the Qualified Building Monitoring System (QBMS) to ensure that the environmental conditions (temperature, humidity, differential pressure) in the applicable areas (such as manufacturing, packaging and warehouses) comply with mandatory requirements and/or parameters.
• Maintains, adjust, and update the parameters in Utilities Management System (UMS) to ensure the QBMS complies with requirements and/or parameters. o Ensures that the QBMS and UMS are working properly.
• Acts to the alarms triggered for environmental parameters. o Verify and document the environmental parameters (manual process) across the site (where applicable). o Communicates to the Utilities Supervisor all discrepancies and/or alarms as per local procedure.
• Installs, troubleshoots, repairs, overhauls, and maintains heating, ventilating, and air conditioning (HVAC) systems such as AHU’s, Chillers, Dust Collectors, Hoffman, Environmental Chambers, Environmental Incubators, Fume Hood, Laboratory Hood, Laminar Hood, Exhaust Fans, Fumex, Reheat Package, Reheat Water System, Chilled Water System, Warehouse Coolers, Commercial Appliances ( Mini Split, Windows Air Conditioner, Water Fountain, Ice Maker Machine, Refrigerators, Suppression System (Fike and Fenwal), Fire Alarms System, EPA Filters, Compressed Air filters and equipment such as Local Exhaust Ventilation (LEV),motors, pumps, pneumatic valves, electric valves, heat transfer equipment, other environmental changing devices, other mechanical equipment or electrical pneumatic, electronic components, among others.
• Performs preventive and predictive maintenance of HVAC systems, equipment and control systems (described above); following the established guidelines for the CMMS system, equipment operational procedures, site and manufacturer recommend maintenance practices and/or Engineering/EHS global requirements (standards).
• Reports opportunities captured during preventive maintenance execution.
• Follow the preventive maintenance execution plan and alerts when there might be a risk of not complying with the schedule.
• Generates maintenance work orders to report and coordinate repairs for tasks out of the scope of the preventive maintenance.
• Source spare parts required for preventive maintenance execution
Why you?
Basic Qualifications:
• Associate/Technical or Bachelor’s Degree preferable.
• Refrigeration and Air Conditioning Board license from Puerto Rico is required.
• Universal EPA License
• 7 years minimum or relevant technical experience supporting the pharmaceutical industry and/or utilities equipment
Preferred Qualifications:
• Adopt and sustain a continuous improvement (proactive approach) mindset by identifying simplification, elimination and consolidation opportunities including but not limited to cost, safety, quality, maintenance among others.
• Possesses skills to complete corrective/preventive maintenance and troubleshooting activities.
• Computer skill and knowledge in software applications such as Excel, Word and Power Point. Must be proficient in the use of CMMS systems. Must be able to execute and document corrective and preventive maintenance completed tasks electronically.
• Knowledge of mechanical, electrical, automated hydraulic and pneumatic engineering processes.
• Ability to read and interpret equipment drawings and schematics for electrical, control, mechanical, hydraulic and pneumatic systems.
• Able to identify and properly use hand tools and power tools for maintenance related activities.
• Understand the basic math needed to perform maintenance including Addition, Subtraction, Multiplication and Division.
• Understands basic units of measurement such as Temperature, Humidity, Length, Weight and Pressure among others.
• Ability to review workload and determine most efficient and effective schedule. Able to work under pressure, rotating shifts and in different operational areas. Able to accommodate to request of services, emergencies and changes in priorities.
• Able to read, translate, interpret and document preventive and corrective maintenance task either in English or Spanish
