Overview: Manages land assets from project inception through model opening, including the ability to conduct technical feasibilities, secure necessary entitlements, engineering plans, permits and other governmental or quasi-governmental approvals needed to develop lots and build houses. Bids and hires contractors and consultants for all necessary land development and engineering work. Primary Duties & Responsibilities Acquisition Due Diligence: Researches and prepares fee & tech and development budgets for new properties. Develops project timelines for new community openings. Reviews, analyzes, and summarizes all risks, i.e.; environmental, political, entitlement, engineering, and/or development related. Land Entitlement and Government Approvals: Reviews and processes tentative maps, Land Use Plan revisions, zoning changes, preliminary and final plats, civil engineering plans, Improvement District (CDD, MUD, CFD, LID, etc.) formations, annexations, architectural permits, HOA approvals, and environmental approvals. Works with staff and elected bodies to manage approval process. Final Engineering and Forward Planning Consultants: Contracts and manages team of consultants which will likely include; civil engineer, landscape architect, land use attorneys, dry utility consultant, title company, biologist, surveyors, HOA Managers, and Improvement District consultants. Architectural Permits: Prepares and processes all conceptual and construction drawings for project architectural product through staff and public hearings (as needed). Budget Management: Prepares and maintains fee & tech and development budgets and communicates budget status as needed to Accounting personnel. Serve as Director on Homeowner Association and Condominium Boards; attend HOA meetings. Education & Experience Bachelor's Degree preferred (Civil Engineering, Urban Planning, Architecture, Construction Management or similar discipline) 3-5 years minimum prior experience preferred in Civil Engineering, Architecture, Landscape Architecture, Public Planning and/or Forward Planning with a familiarity in dealing with Governmental Agencies and Project Management Skills & Abilities Exceptional communication (written and verbal) and time management skills Proven ability to manage multiple priorities in efficient and accurate manner Consistently shows attention to detail Must be able to work with minimal supervision Intermediate computer skills are a necessity (Excel, Microsoft Project) Technical Knowledge & Experience Solid understanding of Civil Engineering Principles Complete understanding of fundamental Real Estate and Urban planning concepts Physical Requirements Typical office environment. Position may require flexible work hours and some travel.
