Job Title – Estimator

Pay Rate – $50,000-$80,000 per year (BOE)

Location:  Harrisburg, PA 17112
Shift: 7am-5pm Monday-Friday times could vary on job site.

The Estimator will provide strategic input to key project stakeholders, including Senior Management, Partners, Clients, Project Managers, etc. The successful Estimator will be well versed in modern construction methods/means and will be keenly in tune with current market trends.

QUALIFICATIONS 3-5 years commercial estimating/construction experience is required (looking for experience with senior living facilities, multi unit family housing, or retail) Ability to read and interpret construction plans is required Comprehensive understanding of MS Excel, MS Word, MS Project, and MS Outlook is required. Experience with construction management, estimating, and takeoff software is required. College coursework in business, engineering, architecture, or construction management is preferred. Must be highly organized and detail oriented. Must possess highly effective verbal and written communication skills. Must possess a strong understanding of construction methods and building code. Must be able to carry out assignments with minimal supervision..
ESSENTIAL FUNCTIONS
Project Management Day to day management of various sized retail and commercial fit-out projects. Manage multiple projects simultaneously from planning through completion and turnover. Coordinate with project teams and external vendors to develop comprehensive project budgets. Develop project schedules, distribute to stakeholders, and manage as necessary to meet milestones. Initiate job start process to include job start forms and proper setup of job budgets. Coordinate with permitting officials to ensure permitting requirements are met, proper documents are submitted, and necessary inspections are carried out. Schedule and attend regular site visits to ensure safety, scope, and schedule compliance. Provide accurate and timely project reporting to key stakeholders through project meetings, site visits, and shared reports. Coordinate with superintendents, suppliers, contractors, and buyers to ensure smooth logistical flow of materials and services throughout projects. Review, submit, and process project submittals o Manage change orders, coordinating between impacted project stakeholders. Coordinate and host field meetings with key project stakeholders. Analyze projects upon completion to identify successes and/or areas of improvement – “Lessons Learned”. Close out projects to include final signoff/turnover, budget settlement, administrative closeout, and warranty distribution. Project Planning Coordinate with Ownership, PMG, and CST divisions for project forecasting, planning, and resource management. Review plans, lease agreements, and other project documentation to gain deep understanding of project requirements. Collaborate with architects, engineers, designers, and tenants to develop and finalize plans. Review plans for inconsistencies with modern construction methods and recommend value engineering solutions when applicable. Additional Responsibilities
Estimating Develop high-level planning estimates from concepts for construction projects. Consolidate bids into detailed construction estimates which itemize cost components. Build and maintain a historical unit-pricing database. Formulate project estimates for prospective tenants and/or tenant improvements for existing tenants. Collaborate with Project Managers and key project stakeholders to strategically plan project budgets. Produce accurate quantity takeoffs from plans using takeoff software. Construct bills-of-material and purchasing documents using takeoff and bidding software. Bidding  Prepare Invitations to Bid (ITB’s) with clear scopes of work and distribute to potential bidders Provide ITB’s, plans, and supporting documents as required to suppliers and contractors for bidding. Communicate with bidders to ensure requirements are understood and specifications are met. Review bids against ITB’s and Phase Specifications to ensure compliance. Initiate price and/or term negotiation as necessary to meet project strategy and budget goals. Maintain all bid documents in appropriate project folders and CM software. Buyout Build and maintain long-term relationships with key vendors. Complete bid comparison reports and recommend contract awarding for materials and services. Create and issue Purchase Orders and Subcontracts. Process fully executed Purchase Orders and Subcontracts into project folders and job start books
