Responsibilities Related is seeking an Estimator to develop construction scopes and budgets for potential, pipeline, and active development projects. This position requires close collaboration with construction, design and development teams and involves overseeing all aspects of estimating, budgeting, and scope creation. The role is critical for ensuring accurate cost forecasts and facilitating seamless project execution. Estimating: Perform take-offs of Contract Documents and develop detailed estimates for projects in Illinois and other regions of the Midwest. Projects include market rate and affordable new construction and affordable renovation. Perform key role in developing and maintaining trade cost data in estimate software. Maintain up-to-date knowledge of market pricing, trade availability, and industry best practices. Develop construction budgets and conceptual estimates for current and prospective developments by Related Midwest and LR Contracting. Conduct peer reviews of estimates to ensure accuracy and thoroughness. Support value engineering efforts by identifying cost-saving opportunities without compromising quality or project goals. Scope Drafting and Review: Draft and review scopes for all construction trade contracts. Ensure all contract language meets the standards of Related Midwest and LR Contracting, and other interested parties. Coordinate trade scopes to prevent gaps or overlaps in responsibilities. Incorporate all applicable laws, codes, and regulations specific to each trade within the project scope. Demonstrate familiarity with Related’s general means and methods for construction. Qualifications 5+ years of experience as an estimator or in a similar role, with a strong track record in conceptual estimating across all trades (architecture, structure, MEP). Proficient in relevant estimating software. Experience with ProEst and Autodesk Construction Cloud programs is a plus. Proven experience with core & shell construction is essential; interiors experience is a plus. Familiarity with pre-development site observation and cost estimating. Solid understanding of architectural, structural, and MEP systems. Strong background in construction/field experience. Exceptional written and verbal communication skills. Ability to coordinate multiple trades and understand construction sequencing and methodology. Entrepreneurial, self-motivated, and results-oriented mindset. A degree in Engineering, Construction Management, Architecture, or a related field is preferred. Highly organized with the ability to manage multiple projects simultaneously.
