Position Summary:
Responsible for preparing and/or coordinating the preparation of full construction estimates on projects of all sizes.
Tasks: (Preconstruction) Assemble prequalifications and proposals for potential work. Recommend consultants for potential work and develop professional relationships. Meet with potential clients to assess needs and assist with the DB/CM process. Provide recommendations of materials and methods to achieve project goals. Review project plans at various stages of completion, and provide timely budgetary estimates prior to final drafts. Prepare CM manuals, complete with scopes of work, bid forms, and project information. (Prebid) Identify upcoming projects to bid that meet the company’s goals and expertise via plan rooms. Request the office admin secure plans and specifications. Attend (or arrange for someone else’s attendance) pre-bid meeting. Evaluate and analyze initial plans and specifications for each project to prepare time, cost, materials, and labor estimates. Meet with estimating team to ensure all aspects of the bid process are covered including pertinent legal regulatory requirements Review proposal specifications and drawings with owner to ensure understanding of the scope of work to bid if applicable. Investigates site before bid. Reviews design options and recommends best solution based on cost, quality or availability of materials, if applicable offering value engineering options if requested. Prepare weekly bid calendar and ensure timely completion of estimates. Solicit and evaluate quotations from subcontractors and suppliers for their relevant portions of the project. Estimate self-performed activities by executing take offs of construction documents utilizing Sage Estimating software. Where predetermined standards are not available, use conceptual database for “plug” numbers. Reviews all final estimate packages to insure accuracy and completeness. Participates in bid review meetings with owner and/or architects when required. Tasks: (Procurement) Provide plans, specifications, addendums and initial estimate to the Project Manager (PM) and Project Superintendent (PS) for their review. After the review by the PM and PS, set up meeting with them to describe verbally how the job was estimated in general, and obtain input for improvement. The goal should provide the team with a more in-depth look at the project, any hazards, hard to see items in the plans, project goals and detailed look at general conditions and self performed work. During the proposal and estimating stage the estimator may not have a quote for every item. It is the estimator’s responsibility to provide the PM a quote for all items required, with the exception of “retail” type items. Shop for quotes for items that we did not receive quotes on. Review subcontractor and supplier scope of work used on bid day and make sure that all subcontractor/suppliers used are accompanied with a quote. Review all of the self performed labor hours for accuracy and to help create the master schedule. Provide the final estimate to the pm along with all estimating information (quotes, notes, sketches, addendums). Also give to accounting to enter and to be used as a “benchmark” for performance. Provide a written “Job Narrative” to the PM and PS, describing the project, project owner, architect and other parties involved, hazards, opportunities, and any other description that may be helpful in executing the project or mitigating risks. Tasks: (Post Bid) Track bid results in spreadsheet. Maintain bidding database, and continue to develop the conceptual database by using project bid data. Skills: Knowledge of materials, methods, tools, quality control and value engineering involved in a construction project. Knowledge of design techniques, tools, and principles involved in production of precision technical plans, blueprints, drawings and models. Ability to read, analyze, and interpret business documents, technical procedures, or governmental regulations. Ability to deliver excellent customer service by responding promptly to customer needs, solicits customer feedback to improve service and maintains confidentiality. Maintain good working relationships with subcontractors, maintain ethical standards. Ability to speak clearly and persuasively in positive or negative situations. Ability to identify complex problems and research related information to develop and evaluate options and recommend solutions. Ability to prioritize and plan work activities and use time efficiently. Demonstrates accuracy and thoroughness and monitors own work to ensure quality. Ability to adapt to frequent changes, delays or unexpected events. Ability to apply mathematical concepts such as fractions, percentages, ratios, and proportions to practical situations. Proficient with Microsoft Word, Excel and Outlook. Become proficient with Sage Estimating. Attributes: Physical Demands – While performing the duties of this job, the employee is regularly required to talk or hear. Work Environment – While performing the duties of this job, the employee is occasionally exposed to moving mechanical parts; high and or precarious places; outside weather conditions.
