Facilities Director
We have an outstanding career opportunity for aFacilities Directorto join a leading organization located in theAtlanta, GAsurrounding area.Only candidates currently local to the greater Atlanta/Metro area will be considered.The Director is responsible for directing and administering maintenance and operations programs for all organizational facilities. They'll be an active participant in the planning, design, review, and integration of construction projects; responsible for the physical condition of buildings, grounds, and equipment; and responsible for short- and long-term planning and managing activities and resources to maintain facilities, including leadership and supervision of maintenance, housekeeping, and grounds maintenance to provide a safe and comfortable working environment. Job Responsibilities: + Effectively lead, guide, direct, supervise, and set priorities for facilities staff. Manage and evaluate performance and work closely with designated personnel to ensure that required safety and professional development training is completed. + Administer organization safety plan including training and reporting. + Assist safety personnel with emergency preparedness and response and serve as a member of Emergency Response Team. Responsible for facility safety and physical ADA compliance standards. + Develop, implement, monitor, and control operating plans, budgets, and expenditures for areas of responsibility. Direct the purchase of materials, equipment, parts, contracted services, and other services related to facilities management. Develop project requirements and establish project estimates as needed. + Establish and maintain effective working relationships with administrators, contractors, and staff personnel. Develop, plan, and manage construction and remodeling activities and projects and serve as a liaison with architects, construction managers, other construction personnel, organizational offices, and the administration to ensure that projects are completed on time and within budget. + Serves as Capital Projects Coordinator, primarily responsible for the direction, completion, and financial outcome of construction projects to include directing activities related to contract administration, change orders, procurement, and financial projections. Schedule requirements to ensure projects are completed on time, on budget, and per expectations. + Manage sub-contractors for repairs, installations, and related activities and projects. + Assist in the development and maintenance of long-range facilities master planning. + Maintain building blueprints and drawings for organizational facilities. + Work closely with the purchasing function to plan, direct, and prepare bid specifications and documents. Assist with analyzing bids and making recommendations for awarding bids, negotiating contracts, performing cost analysis for special procurement recommendations, and maintaining current vendor resources. + Analyze and evaluate the effectiveness of facilities plans, procedures, and programs. Prepare and maintain operational plans and implement systems to measure and report performance. Develop, monitor, and maintain a preventive maintenance program to increase the efficiency and operating life of all equipment, buildings, and infrastructural systems such as electrical, mechanical, heating, air conditioning, and plumbing. + Anticipate conditions, plan, establish priorities and schedules, and meet established deadlines. Establish criteria, procedures, and schedules for operations and services including planned and unplanned maintenance, housekeeping (i.e., floor surfaces, furniture, equipment, and waste management), and grounds. + Monitor utility usage (i.e., electricity, propane gas, water) and implement energy management initiatives and projects designed to reduce energy usage and cost. + Schedule time at all facilities located throughout the organization. + Responsible for delivery of Mail/Courier and Shipping/Receiving Services. + Perform other duties as assigned, including special projects. Basic Hiring Criteria: + Bachelor's degree from an accredited institution. + At least five years of general facilities management experience or experience managing large-scale construction and renovation projects. + At least five years of supervisory experience. + Knowledge of electrical, mechanical, and related systems. + Knowledge of environmental, health, and safety codes and regulations. + Ability to communicate effectively, both orally and in writing. + Generally, works in an office environment; but may sit, stand, or walk for long periods of time. + Occasional bending, stooping, reaching with the ability to lift/maneuver items weighing up to 25 pounds. + Occasional exposure to elements such as weather, noise, dust, and odors. + Evening and weekend hours and some overnight travel required. + Ability to handle a work environment that can be stressful in dealing with a wide variety of challenges and deadlines.
