Facilities Director

At Witham Family Hotels, we are looking for a Facilities Director to oversee the maintenance operations across our properties and coordinate off-season renovation projects. At this time, the portfolio consists of 7 lodging properties, numerous housing units, and a company office building. The Facilities team includes a Housing Maintenance crew, a master electrician, a HVAC technician, and a heating & plumbing technician. Offseason renovation projects typically range between $2M - $5M in total. This position plays a critical role in ensuring our properties are maintained to the highest standards while providing leadership and support to our maintenance teams.
This role includes a structured transition period—you will work closely with our current Facilities Director for approximately one year (or longer, as needed) to learn our hotels, procedures, and institutional knowledge, with the opportunity to assume full leadership of the department once the transition period is complete.
You will then oversee the day-to-day operations of maintenance teams, ensuring the ongoing maintenance and improvement of our properties. Working alongside property managers and maintenance staff, you'll help address challenges and ensure everything runs smoothly.

Some of the essential functions of this position include:
+ Scheduling, coordinating and overseeing external contractors, to ensure projects are completed within the budget and timeline agreed upon.
+ Communicating with vendors and internal stakeholders.
+ Building relationships. You will provide support and review the work of the maintenance staff as deemed appropriate.
+ Managing risk and conducting site inspections.
+ Scheduling, assigning and performing preventative maintenance.
+ Identifying and resolving maintenance issues.
+ Responding to maintenance calls, including emergencies happening outside of your usual scheduled hours.
+ Contributing to strategic planning.
+ Performing other duties as assigned by the Facilities Director.
Competency
+ Thorough knowledge and understanding of the property systems, including fire alarm, plumbing, electrical, HVAC, mechanical, carpentry, painting, and other crafts, along with their proper maintenance.
+ Thorough knowledge of hand and power tools, common appliances, and hotel amenities.
+ Understanding of or the ability to learn basic sanitation, ergonomics, and regulations for workplace safety, along with the willingness to keep up with changes.
+ Ability to manage time and adhere to productivity standards, including the ability to lead a team to meet performance standards.
+ Proficient at problem solving and prioritizing tasks.
+ Ability to give instructions and be adaptable.
+ Possess attention to details, integrity, and honesty.
+ Ability to communicate positively with teammates and guests.
+ Ability to supervise, lead a team, prevent, and resolve conflicts.

Schedule
Your standard schedule will be 40 hours per week as a minimum, with the expectation that additional hours may be required to complete your assigned responsibilities. Your hours and shifts can vary, and can include early mornings, late nights, evenings, weekends, and holiday hours. The work may be performed on any day of the week from Sunday through Saturday.
Required Education and Experience
+ High School diploma and/or equivalent work experience required. Degree in facilities management, engineering, building trades, or related field is preferred. Prior experience working at a hotel or in a maintenance department is preferred.
+ Five years of supervisory experience in building maintenance or equivalent combination of experience in a trade is preferred.
+ Three years of experience in project management and/or operational and strategic planning is required.
Physical Demands
+ Physically demanding job that requires prolonged periods of walking, standing, bending, lifting, carrying, twisting, kneeling, climbing, balancing, stooping, crouching, crawling, reaching, and working. Must be able to lift up to 50 pounds at times.
+ Ability to push and pull required load. Ability to perform repetitive motions, to reach, handle, grasp and communicate.
+ Eye/Hand/Foot coordination required.
+ Manual dexterity to effectively fix maintenance issues and perform other related tasks.
