Facilities Maintenance Engineer Supervisor

Position Summary

ASM Global, the leader in privately managed public assembly facilities, has an excellent and immediate opening for a Facilities Maintenance Engineer for ASM Global/Wilmington Convention Center. The Facilities Maintenance Engineer is responsible for ensuring all facility systems are operating and well maintained in various areas, including HVAC, plumbing, electrical, lighting and climate control systems, telecommunication systems, roofing systems and maintenance/cleaning equipment, by performing the following duties personally and/or with the assistance of staff.

Essential Duties and Responsibilities

Operate, monitor, repair, and maintain the facilities’ environmental controls, emergency power, electrical, HVAC (split systems and roof-top units) and lighting systems as required for the safe and efficient operation of the facility.Monitor and change temperature using the BAS (Building Automated System).Respond to routine, precautionary, and emergency alarms from building automation and life safety systems.Estimate cost, determine maintenance priorities, and ensure jobs are completed with a high degree of proficiency.Inspects systems throughout facility to detect malfunction or breakdowns.Investigates malfunctions or breakdowns and takes appropriate action to prevent or minimize the use of services.Records inspections and repairs.Perform repairs and maintenance tasks such as painting, wall repair, patching, re-lamping, replacing ballasts or fixtures, replacing ceiling tiles, filters, and belts as required.Coordinates shutdown and start-ups of utilities when conditions require it.Performs minor electrical and emergency plumbing repairs.Follows procedures for use of work orders using Altum.Knowledge of safety precautions applicable to building equipment and repair.Adheres to OSHA, NFPA and other applicable safety codes.Coordinates the operations activities with other building departments and event-related contractors.Installation of telephone and internet lines for events.Install temporary utilities for events.Maintaining inventory of supplies and equipment and makes recommendations for purchases.Follow the preventative maintenance program, energy management program and standard operations procedures for all machinery and equipment.Work extended and/or irregular hours including nights, weekends, and holidays as needed.Performs other duties as assigned by the Director of Operations.

Supervisory Responsibilities   

In this role, the Facilities Maintenance Engineer will work in conjunction with and supervise one to two part-time maintenance technicians.  Responsibilities include, but are not limited to, interviewing, hiring, and training employees; planning, assigning, and directing work; and addressing and resolving issues.

Education and/or Experience   

High School Diploma or G.E.D.Three (3) years full-time experience at a facility in an engineering position at a convention center, hotel, hospital, or hospitality environment. Some technical school or advanced electrical or refrigeration courses preferred.Possess a forklift certification or the ability to obtain certification within six months of employment.

Skills and Abilities

Position requires heavy lifting, climbing, carrying, stooping, crawling, and equipment operation.This position requires work both indoors and out and is subject to adverse conditions.Extensive knowledge of major air conditioning, heating operations and building maintenance.Excellent communication, problem solving and organizational skills.Ability to prioritize and to handle multiple projects simultaneously.Work independently, exercising sound judgement and initiative.Customer service is a focal point of the position.Must be able to maintain an effective working relationship with clients, employees, exhibitors, patrons, and others encountered in the course of employment.Good written, verbal, and interpersonal skills required; ability to interact with all levels of staff including management.Professional presentation, appearance, and work ethic.Understand door hardware, locks, key machine, door closers, etc.Read and comprehend blueprints, drawings, and other related materials.Have sufficient computer skills to operate BAS or other automated systems.Be licensed and insured to operate a motor vehicle in the United States.Must be available for after hour emergency calls.
