Job Summary:
The Facilities Maintenance Technician Lead performs highly complex maintenance services to all Company facilities. This position is also responsible for maintaining repair cost, reporting the status of facilities maintenance request, diagnosing needed repairs, leading project and task assignments and performing facilities repair services.
This role also provides effective mentoring to other Facilities Maintenance Technicians while acting as a liaison between them and the Facilities Maintenance Manager.

Qualifications and Requirements:
7 or more years of experience required, 10 or more years preferred High school diploma or equivalent Valid driver’s license required Ability to read blueprints General building code knowledge Ability to hang ceiling grid and tiles Knowledge of drywall – tape, bed, texture and paint Ability to perform door adjustments and maintenance, including lock replacement and rekeying Knowledge of concrete and paving systems Knowledge of ability to operate scaffolding, ladders, boom lifts and scissor lifts Understanding of flooring carpet, tile and cove base removal, replacement and installation Knowledge of estimating, planning, and controlling cost of repair jobs Ability to operate hand tools, power tools, pneumatic tools and equipment used in mechanical repair The ability to make precisely coordinated movements of the fingers of one or both hands to grasp, manipulate or assemble very small objects Ability to read, write, understand and communicate information Ability to work independently and within a team in a fast-paced, high volume environment with emphasis on accuracy and timeliness Ability to work with all levels of personnel within the organization Ability to positively motivate, influence, and coach employeesElectrical Ability to replace lights and ballasts Understanding of the function breakers serve Understanding of voltage, wattage and current Safety protocols pertaining to electrical repairs - LOTO Ability to repair most restroom under-sink and fixture plumbing. Knowledge of the steps to make repairs to prevent flooding Ability to operate a snake to unclog a drain Understanding of irrigation systems HVAC Systems Advanced knowledge and experience in the field working-on and troubleshooting complex HVAC repairs Computer Systems Ability to successfully operate computer systems including but not limited to: Microsoft Office Mobile devices CMMS for work order processing Automatic Logic Controls systems Typing skills Safety Knowledge of safety procedures as they relate to general maintenance operations OSHA training/certification First Aid & CPR training Ability to safely operate motor vehicles Boom/scissor lift training Forklift certification
Essential Functions:
Must be a self-starter with the ability to work independently under minimal daily supervision Performs complex maintenance, repairs and upgrading of facilities and grounds, including basic electrical, plumbing, carpentry and HVAC Assures all work is completed safely, on-schedule and according to specification Prioritizes and assigns tasks/projects as well as provide mentoring for less experienced Facilities Maintenance Technicians Monitors, evaluates and reports ongoing status of facilities, buildings and equipment to ensure that they meet or exceed operational requirements Determines timely, efficient and cost effective maintenance methods to ensure alignment with organizational needs Manages and monitors project costs by auditing invoices in effort to meet budgetary guidelines Negotiates and communicates with contractors and vendors regarding service requirements, costs, etc. Provides support and services to Business Units to accomplish their objectives on projects and activities Receives and completes work orders while maintaining accurate records on material and labor used Inspects work to ensure the jobs are completed and areas are clean Teams up with building principals and supervisors to complete projects Continuously expands knowledge base and abilities and keeps abreast of current technologies, providing recommendations on implementation as applicable Provides effective coaching and mentoring to other Facilities Maintenance Technicians Works safely at all times and adheres to all applicable safety policies; complies with all company policies, procedures and standards Requires regular and punctual employee attendance and record keeping Have an eye to detail and quality of work product Performs other duties as assigned
