**Primary Responsibilities**
+ Supervise all work being performed by building maintenance personnel. Assign and/or complete work orders, monitor progress, and review the quality of work being completed. Enforce company policies, address employee issues, and take disciplinary action as needed. May provide guidance and direction to subordinates in building projects.
+ Locate, purchase or order materials and supplies for building new or repairs for existing facilities. Read construction prints to order materials and build various projects. Meet and confer with contractors and/or schedule outside contractors to perform tasks in a timely manner.
+ Contributes labor to projects. Perform other duties as assigned.
+ Approve weekly employee payroll hours. Process and approve employee paperwork to include vacations, personal leave, accident reports, return-to-work forms, employee improvement forms, etc. Record and monitor attendance daily. Confer with the Medical, Personnel and Safety departments in assisting with employees' questions and return-to-work information. May conduct interviews for hiring new personnel. Appraise employee performance and recommend wage adjustment or change of status.
+ Perform duties such as creating/revising job descriptions, conducting Talent Development discussion sessions, rating performance, establishing/tracking goals and completing annual wage reviews. Responsible for coaching, motivating, mentoring, and developing direct reports to successfully take on additional responsibilities.
**Qualifications**
+ 5-7 years related experience (Required)
+ High school graduate or equivalent (Required)
+ This position requires good organizational and communication skills along with knowledge of basic office computer applications. (Preferred)
+ Experience in all phases of building maintenance is preferred, with experience in welding, and reading blueprints a plus. (Preferred)
+ May prefer eight plus years of prior experience in commercial, industrial and residential construction fields. Experience in estimating maintenance and repair costs would be an asset. (Preferred)
+ Must be able to deal with emergencies and direct subordinates as priorities change. (Preferred)
