About the Role:
The Facility Manager will be responsible for managing the day-to-day operations of various assigned facilities to ensure the operations, maintenance, and vendor management standards of the contract are met in a hospitable, cost effective, safe, and efficient manner. This role will have a customer service and hospitality approach, ensuring a pleasant and safe work environment for employees delivered through a white glove approach. Scope items that fall under the management of the Facility Manager include shipping and mail services, inspections protocols for health and safety, office maintenance practices, vendor expense management, fire/ other emergency safety practices, conference room and business events management, and business continuity support. The Facility Manager will manage and review work orders through the CMMS system to ensure work is tracked and completed and will also supervise the Concierge role.
What You’ll Do:
•Positively respond to both our internal and external customers through pleasant and effective communication and personal accessibility.
•Awareness of surroundings keeping noise and interruption to employees and guests to a minimum.
•Shipping Services and Mail routing of checks for premiums / claims to create a succinct, efficient, and streamlined process for the client. Manage the collection and distribution of mail as per the developed Playbook. Managing incoming and outgoing mail/carrier package, etc. in a timely manner.
•Manage inspection protocols for health and safety including Monthly Managers Inspection, Hazard Reporting processes, Risk Register, Development and Implementation of the HSE playbook detailing all policies and procedures.
•Conduct daily walk throughs to identify any items to address, work to identify and resolve issues early, engaging with supply partners or Building Management for completion of works.
•Develop Preventative Maintenance program based on global best practices (following asset collection).
•Vendor performance management and timely expense management – FM to follow client best practices for Open Purchase Order Review and Invoice Line Review.
•Oversee vendor relationships and invoicing procedures. Review price quotes for the procurement of parts, services, and labor for projects.
•Conference room and business events management.
•Conduct regular visits to assigned sites and manage relationship with customers.
•Coordinate and manage facility repairs and maintenance by working with technicians, vendors, and contractors.
•Maintain positive client relationships and conduct meetings on unresolved facility issues.
•Prepare and support capital projects, operating budgets, and variance reports.
•Perform facility inspections quality assurance following local, state, and federal regulations. Suggest operational efficiencies, repairs, and upgrade opportunities.
•Conduct process and procedure training on maintenance, repairs, and safety best practices.
•Lead by example and model behaviors that are consistent with CBRE RISE values. Influence parties of shared interests to reach an agreement.
•Apply knowledge of own discipline and how own discipline integrates with others to achieve team and departmental objectives.
•Identify, troubleshoot, and resolve day-to-day and moderately complex issues which may or may not be evident in existing systems and processes.
•Reports to the Account Manager and supports with coverage for the Account Manager role as required.
•Other duties may be assigned

What You’ll Need:
•A high school diploma or general education degree (GED) is required. Bachelor's Degree preferred with minimum of 8 years of relevant experience. In lieu of a degree, a combination of experience and education will be considered. Valid driver's license required. Facility Management certification preferred.
•Ability to lift 40-50 lbs, ability to walk / stand for an extended period, etc.
•Experience in the areas of staffing, selection, training, development, coaching, mentoring, measuring, appraising, and rewarding performance and retention preferred. Ability to guide the exchange of sensitive, complicated, and difficult information, convey performance expectations and handle problems.
•Leadership skills to motivate team impact on quality, efficiency, and effectiveness of the job discipline and department.
•Extensive organizational skills with a strong inquisitive mindset.
•Advanced math skills. Ability to calculate difficult figures such as percentages, fractions, and other financial-related calculations.

New Jersey Residents: CBRE carefully considers multiple factors to determine compensation, including a candidate’s education, training, and experience.
The minimum salary for the Facilities Manager position is $100,500 annually and the maximum salary for the Facilities Manager position is $110,000 annually.
The compensation that is offered to a successful candidate will depend on the candidate’s skills, qualifications, and experience.
Successful candidates will also be eligible for a discretionary bonus based on CBRE’s applicable benefit program.
