Facilities Operations Leader

Job Summary

The Facilities Operations Leader is responsible for all Building Operations and Maintenance services to achieve maximum building function in addition to financial management.  This role will oversee capital expenditures, maintenance expenditures, and fixed assets for both our Earth City, MO and Middleton, WI office buildings. The Facilities Operations Leader is responsible for all building operations systems, maintenance of these systems and software applications. This position will oversee a team and will manage PM’s, workload and overall project management.

 

Primary Duties & Responsibilities Manage Building Operations and Maintenance services for one corporate office and one multi-tenant office building, ensuring operational reliability and maximum function for both locations. Maximize the employee experience providing best practice workspace and function. Oversee space planning, floor plans and work with leadership to accommodate business changes. Identify and implement best practice processes to increase efficiencies within department and facility to include communication and change management as it relates to projects and/or people impact. Oversee Preventative Maintenance compliance and effectiveness. Insure optimum operation of all building systems and mechanicals. Develop, monitor and ensure timely completion of facility goals/action plans, both short and long term. Recommend O & M improvements to reduce costs and to increase building system reliability and performance. Plan, manage and execute capital asset program in compliance with Annual Operating Budget and Capital Expenditure Budget within established policy. Sustain, develop and maintain a reliable network base of specific facility vendors. Investigate and secure sub-contractor contracts. Develop and manage annual expense budgets. Investigate and secure annual contracts/budgets with sub-contractors to assist in maintaining or improving the annual budget. Oversee departmental procedures, including Preventative Maintenance, Predictive Maintenance and Safety procedures. Promote development of cost saving initiatives (CSIs) including management of utilities and building equipment, office equipment, and systems. Provide the day-to-day operational leadership for mechanics, electricians, facilities personnel and print/copy room. Develop a work environment within the campus that promotes trust, teamwork quality and safety. Assign accountability, build teams, hire, develop, evaluate, train, coach and discipline with Corrective Action as needed. Ensure the adherence to all Safety policies, practices, and procedures. Assist with sub-leasing requirements for portions of the Middleton, WI building, as required. Assist other SPB sites with capital projects as assigned. Education and Experience Profile Bachelor’s degree in related field required. 8+ years of experience in the areas of Building O & M Management with related understanding of plumbing, carpentry, painting, plastering, machine and electrical servicing in addition to scheduling and budgeting. Minimum of 7 years’ experience in managing O&M in an R&D and Class A office setting. Experience leading teams remotely and/or in multiple locations Required Skills Ability to create and deliver presentations to facilitate management/board decision making. Ability to communicate professionally to all levels within the organization. Excellent change management capabilities Successful department budget management Proven skills and track record in Managing a Maintenance (O & M) Department, Preventive Maintenance, TPM, and Reliability Based Asset Management. Knowledge of all building systems, electrical, HVAC, plumbing, low voltage, communications Ability to interface and comply with regulatory agencies. Knowledge of Capital Project Development, Cost Estimation and Management Managing/Scheduling/Developing Human Resources. Coach and Lead Skilled Craft Technicians Interpersonal, Team Building, and Collaborative skills. Ability to effectively communicate both verbally and in writing. Proficiency with Microsoft Word, Microsoft Excel, Power Point, Office and Microsoft Project; AutoCAD programs, Building Control programs. Understanding of building leases and sub-leases. Knowledge of building construction and design. Vendor relationships. Must be willing to travel regularly between Earth City, MO and Middleton, WI offices Work Environment
